    Stunning edge of village house.

    About this property

    • Treetops is a fabulous modern property situated in a lovely elevated position on the edge of Arbirlot, with views out over the small village. The house, which was only completed in 2010, was architect-designed by the acclaimed Heinz Voigt, and is situated on the site of a former cottage. It is a most attractive house, finished in an array of Denfind stone, glass, wood and harl. Built very much as a ‘passive' house, it is highly insulated, with most windows being NorDan triple glazed, other than the larger windows in the sitting room and the sliding doors which are double glazed, together with a Vortice heat recovery and exchange ventilation system. The house also benefits from a ground source heating system and solar panels, which greatly reduce running costs. Internally the house is stunning and thoroughly contemporary in style, but also incorporates some fabulous oak beams by the well known Gaetan Goubet, particularly in the sitting room, which is impressive with its full length windows. The dining room links to the open plan living room / kitchen. There are three downstairs bedrooms, all en suite, and two larger bedroom suites upstairs. There is Rako mood lighting in the sitting room, kitchen and principal bedroom suite, together with underfloor heating throughout the ground floor. As such the house is ideal for entertaining and for modern family living.

Steps lead up to a wooden front door and to an entrance vestibule with beams, stone flag floor and a WC with pedestal washbasin. The stunning sitting room has a cathedral style beamed ceiling, oak floor, large windows providing lots of light, a warming wood burning stove, sliding doors to a balcony and oak stairs up to an overlooking galleried landing which provides a further seating area. Steps lead up to the dining room, again with beams, together with a walk in shelved cupboard, sliding doors out to both sides of the house and an oak floor. This links to the open plan living room / kitchen which has Bastille limestone flooring and a wood burning stove. The fabulous kitchen has wooden units and worktops with a porcelain Belfast sink, range cooker with two ovens, six gas burners and a griddle, Britannia extractor, Bosch dishwasher, central island unit with a further sink and a walk in pantry. Glass sliding doors link to the decking. To the side is a utility room with wall and floor units with sink, plumbing for a washing machine, tiled floor and back door. Beyond is an oak floored playroom / studio that links to the three downstairs bedrooms which have oak flooring and partially tiled shower rooms with pedestal washbasins and WCs. An oak staircase leads to the first floor. A dressing room and further bedroom, both with oak flooring, has a partially tiled en suite shower room with pedestal washbasin and WC. On the other side of the landing is the magnificent principal bedroom suite with a bathroom with egg shaped bath, large tiled shower cubicle, WC and washbasin and a dressing room with hanging rails. The bedroom has a feature Denfind stone wall, a French door to a Juliet balcony, and oak flooring. It connects to the gallery overlooking the sitting room below. From the entrance vestibule stairs lead down to an integral garage with bi-folding doors, concrete floor, Belfast sink, water, power and light and the ground source heating system controls.

To the front and side of the house are gravelled parking and turning areas. There is a decked balcony with steps down to the side of the house and a wooden open fronted car port. To the back of the house is a gravelled area and a covered log store. The garden to the side is grassed with raised flower borders and decking making the most of the views out over the village. Around the house are further decked areas which link to the kitchen. The southwest facing land, lying to the northwest of the house, could be used as a paddock, if desired.
