The Main House
A private driveway to the north-east from Holbecks Lane, approaches Holbecks House through the parkland. The House is accessed by external steps from the driveway opening into entry hallway which leads to a central entrance hall / reception room with fireplace. Inner halls lead to a further five reception rooms, WC, kitchen with pantry and utility (flower room). There is a cellar which provides additional storage.
The formal dining room and drawing room are situated at the front of the house with French casement windows overlooking the lawned garden to the east. Internally, the cottage is arranged to provide modern kitchen/breakfast room, utility room with WC and sitting room with wood burner at the ground floor. Above are three bedrooms and a shower room.
The private garden has mature fruit trees and terrace.
This has also been operated as a self-catered holiday cottage.

In total, the immediate grounds and gardens to be included within the Tenancy extends to 8.64 acres (3.50 hectares).
Gardening services are provided by the Landlord and included within the rent.
Additional parkland or paddock land could be made available, at the Landlord's discretion, if desired by the Tenant.
Outbuildings are not currently included.
Tenancy
The intention would be that the property is let either on a Common Law Tenancy or Landlord & Tenant Act 1954 lease depending on the nature of the intended use. The exact terms of any such lease will be open to negotiation, but in terms of repairing obligations it is expected that the Landlord will remain responsible for the structural repairs, but that a Tenant will take on some liability for internal decoration and repair.
