    About this property

    • SUMMARY
Dating back to about 1930 this delightful 1.5 storey period home benefits from a contemporary rear extension built around 20 years ago. At the same time there was a complete refit internally including full insulation and underfloor heating . The front elevation is double fronted and has some pink dressed granite blocks. Internally the property is the perfect balance of old meets new. There are high quality contemporary striped carpets in the hallway, staircase and landings and a combination of carpets and Amtico and tiled flooring elsewhere. A further attribute of the presentation is the lovely oak coloured woodwork throughout much of the home.

      ACCOMMODATION
Deceptively spacious, an entrance vestibule leads to the elongated hallway with understair storage cupboards A delightful formal sitting room has a cornice, centre rose, fireplace with stone polished hearth, housing a gas fire and large bay window to take full advantage of the harbour and marina views. Opposite, bedroom one has lovely views to the harbour with a similar aspect. The tiled shower room is modern with a corner shower enclosure, pedestal washbasin, WC and a corner cabinet. This room could easily be adapted as an en suite to the front bedroom if required. Bedroom two has fitted wardrobes incorporating shelves and very creatively also acts as a laundry space with an enclosed Miele washing machine and stacked Miele tumble dryer. The superb dining room has a double height cathedral glass style ceiling allowing an abundance of light, with a galleried landing above and a large bay window overlooking the garden. A glazed door gives access to the fully fitted Poggenphol kitchen which includes a comprehensive range of aubergine coloured high gloss base, and wall and drawer units and curved stainless steel extractor cover and hob, and display units. Complementing these are black worksurfaces with stainless steel edges. The fitted breakfast bar is ideal for snacks and refreshments. Appliances include a NEFF double oven / grill / microwave, AEG freezer, Schott five ring Ceran hob with a Siemens extractor over. From the hallway a substantial split level staircase leads to the spacious and bright landing which has hatch access with a telescopic ladder to the attic space. A large airing cupboard houses a Heatrae Megaflo pressurised cylinder and recently replaced Ideal Standard boiler. The galleried landing which overlooks the dining room has corner fitted desk furniture to create an extensive study area. The third bedroom is serviced by a family bathroom with a bath, pedestal washbasin, WC and a tiled floor. The principal bedroom suite enjoys the same outlook as the ground floor front rooms with views to the harbour. The dressing room has access to undereaves storage and an en suite partially tiled shower room incorporates a tiled shower enclosure, sink and corner WC.

    Local information

    • The town of Peterhead was founded by fishermen and developed as a planned settlement. In 1593 the construction of Peterhead's first harbour, Port Henry, encouraged the growth of Peterhead as a fishing port and established a base for trade. A lifeboat station was first established in 1865. A new phase of growth was initiated in the 1970s with Peterhead becoming a major oil industry service centre, and the completion of the nearby St Fergus gas terminal. At this time, considerable land holdings were allocated for industrial development. It retains a relatively diverse economy, including food processing, textiles, service industries and, still importantly, fishing. Local schooling includes Anna Ritchie Special Education School, Peterhead Academy and Peterhead New Community Campus
