Grade II listed former farmhouse in sought-after village.

About this property

  • Pithayes or 2 Frog End is an attractive Grade II former farmhouse which dates back to the mid-19th century and also served as a rectory manor house. The house, of timber frame construction under a tiled roof with lath and plaster wall, sits in approximately 0.89 acres.

The listing describes the house as: 'Mid-19th Century. Timber framed, roughcast rendered on brick plinth. Tiled roofs. Double range plan. Two storeys. Three window range of cross frame casements. Central doorway in gabled porch, with four-centred outer arch with carved spandrels probably 19th Century. The inner archway is also four-centred again with carved spandrels, one with a collared lion sitting, partly late 16th Century. The door itself is of a similar date. Six panels with cover strips and original iron fittings including the iron knocker in the form of a closed hand.

One ground floor room has a very fine early 16th Century ceiling beam of deeply hollow and roll moulded profile. One end of the beam is continued into the wall as a post, the moulding also continuous. The outer end terminates in a corbel finely carved with naturalistic foliage and a tripping cockerel. This room is also lined with early 17th Century square sunk panelling, with a fine contemporary fireplace.'

The property is accessed from Frog End on the edge of the main village in the much sought after West Cambridge village of Shepreth. The house has been well maintained by the current owners who have been in residence some 22 years (at the time of marketing in Summer 2022) and have overseen a large restoration programme including but not limited to a rewire and replumb in the early 21st Century. The property presents in good order throughout and in our opinion would serve to make an excellent family home or weekend retreat.

Pithayes is approached off Frog End through wooden five bar and pedestrian gates in a brick wall which leads into a large, gravelled parking area, with a wildflower bed on either side of a path. The path leads to a gate between a brick wall that defines one part of the garden and beyond between lavender beds up to the heavy oak front door. The house now benefits from direct fibre internet and achieves speeds of some 270 Mps, upload and download.

On entering the property, one is struck by the high ceiling, balance of rooms and natural light. To the right is a well-proportioned reception room with high ceiling a large window to the front with working shutters. There are a wide range of shelves on either side of a working fireplace.

To the left is an exceptional drawing room with panelled walls, attractive bressummered oak timbers, and some exceptional carvings as described in the Listing.

The kitchen breakfast room has a large four oven Aga, originally solid fuel then oil and now electric. There are a wide range of shaker style solid oak cabinets with granite work tops running down the sides. On either side of the Aga are walk in pantries/cupboards. There is also a butler pantry. This attractive space is enhanced with quarried floor tiles which add a traditional feel. An outside door and two big windows give access/views over the garden and surrounds.

There is downstairs bathroom/cloakroom with a large modern shower as well as a large study in what was probably the dairy; both have brick flooring.

At the end of the hall is a further entrance and access to the garden with more hanging space for coats. Whilst to the left there is a door which leads down to a large cellar which was tanked by the previous owners.

A wide set of stairs lead up to a wide landing where there are six good sized bedrooms and a large family bathroom.

Outside the attractive gardens have several specimen trees, there are deep flower beds well stocked with perennial shrubs and flowers. There is also a vegetable patch with fruit trees.

I adored this house from the moment I walked down the footpath to the incredible front door.
