About this property

  • Rustlings is a fine example of a fabulous home which is immaculately presented and extremely light and airy. Arranged over two floors, the ground floor comprises a lovely living room with inset wood burner and a large window which floods the room with light. The well equipped kitchen features an electric Everhot as well as space for a fridge / freezer and an integrated microwave and dishwasher. As with the kitchen, the dining room faces south-west and is drenched in natural light. French doors lead onto the outside terrace which can also be accessed from the kitchen. There is a lovely double bedroom on the ground floor with en suite shower room and further accommodation on the ground floor includes a cloakroom and a utility room which also provides external access.
Stairs rise to the first floor which offers two further double bedrooms with both built-in and under eaves storage and a family bathroom.

    GARDENS AND GROUNDS
The rear garden at Rustlings really is the jewel in the crown. Largely laid to lawn the garden is wonderfully private while also enjoying fabulous views over the surrounding countryside. Mature shrubs and herbaceous borders are a haven for wildlife and there are numerous seating areas to take in the peace and tranquility which is only interrupted by the small stream which babbles along one side of the garden.
To the front, the property is approached over a tarmac driveway providing off road parking for several vehicles. The front garden is largely laid to lawn while mature hedgerows provide natural boarders and screening. There is a single attached garage with up and over door and door to rear, power and lighting. Two paths lead to either side of the property and the rear garden beyond.

Local information

  • Rustlings is situated on the tranquil outskirts of the picturesque village of Coffinswell, which is steeped in history. Nestled in a beautiful valley, Coffinswell is surrounded by farmland and features charming cob and thatch cottages with some properties dating back as far as Tudor times. Today, the village enjoys unspoilt, rural views over the rolling countryside and offers a 13th Century church, a picture postcard thatched pub and two streams which meander through the village. Despite its unspoilt location, the sandy beaches of Torbay are only 2.5 miles distant with the traditional seaside town of Torquay only 3 miles away. There is an abundance of dog walks from the village which are popular with locals.
  • Newton Abbot is also only about 2 miles away and both towns offer an excellent range of amenities including superstores, hospitals, primary and secondary schools and leisure centres. The Willows shopping complex is nearby with a Sainsbury superstore, Marks & Spencer and other major retail outlets. Newton Abbot also offers a mainline railway station to London Paddington which takes around 3 hours and dual carriageway access to Exeter and the motorway network beyond via the A380. The cathedral city of Exeter is about 19 miles away with its thriving university, well regarded schools, theatres and wide selection of shopping and leisure facilities, including the Princesshay Shopping Centre and a John Lewis department store.
