About this property

  • The Hermitage is an excellent example of an early 1700's residence, retaining many period features and is set in a delightful 5 acre plot on the banks of the river Soar. The property offers in excess of 6000sqft of accommodation, arranged over three storeys with generous cellar storage.

The current owner occupiers have heavily invested in the property during their occupation to include works such as a new heating system, two en suite bathrooms and restorative decoration to principal rooms, however there is still scope for an incoming buyer to put their stamp on the kitchen and main bathroom. The roof was also replaced around 15 years ago.

Externally there is a generous barn of some 2200sqft, attached to the main house via the old stables which would ideally suit use as a large annexe subject to the necessary planning consents.

    THE HERMITAGE
Upon passing the imposing electric gates, a sweeping tree lined drive leads to the front aspect of the property, entered via the porch which in turn leads onto a panelled entrance hall. Off the entrance hall to the front of the elevation sit two bay fronted reception rooms, comprising a dining room with original serving window to the hallway and a dual aspect study.

Further along the hallway is the vast, stylish sitting room featuring an open fire with decorative timber surround and a stone mullion bay window to the south aspect, affording wonderful views across the river. There are two ground floor WC's off the hallway and a butler's pantry, holding the original hardwood cupboards and sink.

The breakfast kitchen is set to the rear aspect, also offering river views and is fitted with a generous amount of base and wall units, in addition to an original T Danks & Co solid fuel Eagle range which is believed to be one of only a few in the country to still be in operation. Two further pantry rooms sit off the kitchen which could be opened up and incorporated into the kitchen space should an incoming buyer wish to do so. Off the kitchen to the right hand corner of the property there is a pleasant morning room which offers a casual seating area with an open fire.

A large cellar provides useful, dry storage which is split into 5 rooms, the boiler room, wine room, brewery room, ale store and the boat room, with the latter providing access to the river front.

    FIRST FLOOR
Stairs ascend from the hallway to a spacious first floor landing and on to the accommodation at this level, comprising of two bay fronted double bedrooms to the front, three further bedrooms, one of which benefitting a recently re-fitted en suite shower room. Separate shower room to the rear part of the house, a three piece family bathroom with neighbouring WC and an impressive principal suite, made up of a large bedroom with bay window, a dressing room and a stunning en suite bathroom which has been modernised by the current owner occupiers, fitted with Italian thunderbolt tiles, a central free-standing bath, a large walk in shower enclosure, a double wash hand basin vanity unit with headed mirror above and oil bronze fittings throughout.

    SECOND FLOOR
At second floor level there are four rooms, all of which have been refurbished to the point of plastering by the current owner occupiers and are now ready to be decorated and carpeted by an incoming buyer. This level would ideally lend its self to a ‘teenagers floor' and also benefits ample loft storage.

    OUTSIDE
The notable 5 acres of grounds are conveniently split into different sections of useable gardens space to include a wooded area to the north and west boundaries, a flat lawned area to the south which is cut to tennis court length every summer, a walled garden which borders the river with a natural spring to the foot of this part of the grounds, in which one of the previous owners used to bathe on a daily basis, a croquet lawn and a walled rose garden.

The afore mentioned barn is currently gated and is used partly as a double garage and the rest as storage, connected to the house by the old stables and outbuildings.

Additional information

  • HISTORY
  • The Hermitage was once used as a stop off point and religious retreat for church dignitaries moving between Newstead Abbey and Leicester. During the 16th century the property was owned by the Parr family who used the property as a hunting lodge and although Catherine Parr (the sixth wife of Henry VIII) never formally resided at the property, we are led to believe that she would have stayed at the Hermitage during the Parr families ownership.
  • Although the original part of the property dates back some several hundred years, there have been more recent additions, namely the large extension to the rear elevation and the addition of bay windows to the south and west aspects. Period features have been retained throughout to include wall panelling, ancient stonework, oak floors, exposed beams and high ceilings.
