About this property

  • Addicate Farmhouse is an attractive and very conveniently located country property which was originally built as a farmhouse on the local estate. The house sits to the south of the access road with its steading buildings situated behind. It is believed to date from about 1900, and was acquired by the sellers in the late 1980s. Stone built, with a slate roof, the house faces south, and sits within its own enclosed gardens. It is mostly double glazed and benefits from propane gas central heating through a Rayburn, which was replaced some 15 years ago. The house still retains much of its period style and character, including cornicings in the main reception rooms.

Gates from the access road open into the garden. A wooden front door opens to a welcoming hallway with a staircase to the first floor and understair cupboard. To one side is a fine double aspect sitting room with a fireplace with wooden mantel which houses a Hamlet wood burning stove. On the other side is the dining room, which again is double aspect, with a tiled fireplace and recessed shelves. A downstairs bedroom, previously used as a snug, has a fireplace with a wooden mantel, and a hanging cupboard. The bathroom on this level has a freestanding bath, pedestal washbasin, bidet, WC and a wooden floor. Beyond is a back hall with a tiled floor. Off this is a side entrance porch, again with a tiled floor. There is a walk in airing cupboard and a larder with stone shelves and stone flag floor, housing a Fridgemaster freezer. The kitchen is fitted with wall and floor units, a two oven Rayburn stove, Diplomat four ring gas hob, Bosch electric oven / grill, New World dishwasher, undercounter fridge and a sink. In addition the kitchen has Karndean flooring and a further walk in larder with wooden shelves. A utility room again has fitted units with a double sink, Zanussi washing machine, White Knight dryer and a Beko fridge freezer.

The staircase, with cast iron balustrades and a wooden handrail, leads up to the first floor. Bedroom two has an en suite bathroom with shower, pedestal washbasin and WC. Bedroom three has fitted wardrobes and shelves, while bedroom four has a built in hanging cupboard. There is also an office.

At the back of the house is a garden store with water, power and light. The attractive garden is enclosed by hedges and comprises lawn and trees, including both cherry and plum trees. There is a further area of garden behind a hedge.

On the other side of the access road is a stone built shed with a slate roof which comprises a wood store with cobbled floor and a garden store with a concrete floor. Behind this is a stone built steading with a pan tiled roof, again with a concrete floor, power and light. This provides extremely useful storage and the surrounding area is down to grass. This area could have potential for other uses, subject to obtaining any necessary planning consents.

“Addicate Farmhouse enjoys a wonderfully private and leafy setting and yet is within easy reach of the A90 and the coast. There is plenty of scope to upgrade further and potential to develop, both of which will appeal to buyers seeking a property on which they can make their mark.”
