    About this property

    • An attractive and beautifully presented south facing listed Victorian property of 1849, the house occupies a lovely Conservation Area setting on the edge of Ramsey's town centre, with views over Church Green to the Parish Church of St Thomas A Becket.

Comprehensively refurbished and lovingly restored with an eye for detail and design, the house has been electrically rewired, re-plumbed, repointed, reroofed and reconfigured since 2009. The finish is practical and stylish, with fittings chosen for their practicality as well as their aesthetic qualities. The single storey annex also offers versatility; currently a business base of office suites, it is also a self-contained wing. The gardens are beautiful, whilst the driveway leads to generous parking and garaging for up to five vehicles.

The result is a fabulously appointed home, with great versatility in the way it can be occupied and used. It combines a modern and understated contemporary feel, with high-end finishes and integrated technologies, complimented by the high ceilings, tall windows, classic features and symmetrical proportions that families seek and desire in a period house. It is also a home that connects well with its gardens, for children and for entertaining.

      Accommodation
Approached through wrought iron railings and a charming forecourt front garden, the central front door opens into a wide and inviting stone flagged, beneath the carpet, entrance hallway, which leads past the front reception rooms, the cloakroom and attractive staircase, to the kitchen, rear garden access and the third reception room.

The drawing room and dining rooms, which line the house's frontage either side of the hallway, are elegant, well proportioned dual-aspect reception rooms. Each has deep skirtings, high ceilings with attractive cornices, working window shutters and period fireplaces. To the rear of the house, the more intimate library/living room, with its fitted bookcases and brushed steel fireplace, offers a fabulous view over the garden through its large bow fronted window.

The under floor heated family Nolte fitted kitchen is beautifully appointed, with distinct preparatory and dining areas. Fitted with an extensive soft close suite, beneath Wenge dark hardwood tops and surfaces, it incorporates an integrated fridge and wine cooler, a honeycomb five-ring induction hob and oversized oven, among other appliances, with a triflow purity tap.

Across the rear entrance hall, the utility would double as the annex's main kitchen and is equally well equipped, with 5-ring gas hob, oven, integrated coffee machine and fridge freezer. This room, with the adjoining family room and office/fifth bedroom, with its en suite shower room, could form a self-contained annex wing, with an independent front door and garden access. It is currently an office suite, with full cat 5e cabling.

The staircase rises past a large arched half landing window to the first floor landing, with the four first double bedrooms. The principal bedroom suite incorporates a spacious bedroom with a full bathroom wet room. The freestanding egg bath is positioned beneath a Kohler ceiling mount bath filler, whilst the oversized walk in wet room houses a body jet shower.

Bedroom two is also an elegant double bedroom, with a fabulous en suite with glass box shower cubicle around a rainforest shower and porcelenosa sink with floating storage below. Bedroom three, with a brushed steel fireplace and large bow window, and bedroom four both share the opulent family bath/wet room. The family bathroom is a statement room. With slate floor and shower tiling, it has a ceiling filled infinity bath and a separate body jet shower, with a striking sink filled from the mirror above it and overall, in keeping with the whole house, a fabulous finish.

From the entrance hallway, stairs descend to the cellar, where there is the plant room and a racked, 1200 bottle vaulted wine cellar

      Outside
The house sits within gardens and grounds of 0.4 acres. They are enclosed by iron railings to the south, with brick walls enclosing the east and west boundaries. The garages and carports form the northern boundary, approached to the west of the garden by the driveway. The entrance gates are not electrified, but have an electric supply.

The formal garden itself is therefore a tranquil walled garden within a walled garden, completely separate from any vehicle movements. Designed in quadrants and subsections, with a mature Walnut tree (subject to a TPO) as a backdrop. A central arbor pathway, with climbing apple trees adorning it, leads between the garden areas, linking the formal lawns, box and kitchen garden areas to the various garden seating areas

I absolutely love this impressive property. The elegance and proportions of the period accommodation, coupled with the quality and eye for detail in the finishes really impress me. Its Conservation setting, with views over the Green to the church, and proximity to the town centre is attractive and practical. Combine this all with some the best kitchen, bathroom and general finishes that I recall, and the versatility of this house, with its annex and beautiful gardens, is compelling. It would work for me as a family of four, but is equally a cool forever home for a professional couple running a business from the premises.
