A beautifully presented period house in a premium residential location.
34 Carrick Road is a period house constructed in the 1930s. The current owner purchased the property in 2016 and subsequently undertook a comprehensive scheme of refurbishment to include replacement windows, upgrades to electrics, replumbing, renovation of original parquet floors, new kitchen and bathroom. A central heating combi-boiler was installed in 2022. The project has been undertaken with real skill and attention to detail and the result is a beautifully presented home that is perfectly suited to contemporary family living.
Entry to the house is under a covered porch into a beautiful reception hallway off which the reception rooms are arranged. To the left of the hallway is a lovely sitting room with a dual aspect looking towards the front garden and at the rear patio doors connect to the garden. This room has an attractive living flame gas fire and mantelpiece. To the right of the hallway is a dining room with a beautiful original parquet floor, pebble bowl wall mounted gas fire and a view out to the front garden. This is a flexible space which could be used as a study or snug if required.
At the core of the house is the stunning open-plan kitchen/breakfast room which has a real wow factor but is also designed to be functional and practical. The high specification kitchen is designed and manufactured by Harvey Jones and there is an excellent range of wall and base units, storage drawers and display cabinets. As expected with a kitchen of this quality internal cabinets and drawers are all solid wood and finished to a very high standard. The work surfaces are quartz and there is a breakfast island which provides space for seating and further storage. There is a stylish electric Aga and integrated appliances to include a dishwasher and microwave. There is a space for an American style Fridge/Freezer. French doors lead out from the kitchen to the patio. Beyond the kitchen is the utility room with plumbing for a washing machine and dryer, sink and storage units. The WC is off the utility room. The kitchen, utility and WC all have underfloor heating.
On the first floor is a principal bedroom with en suite shower room which has underfloor heating. There are three further bedrooms. The family bathroom has a freestanding bath tub, separate shower and underfloor heating.
The gardens wrap around the property and are beautifully laid out with lawned areas, established beds and shrubs and a water feature. There is a double garage and lots of driveway parking.
NOTE: A small area of the garden is leased from Scottish Power on a cultivation agreement, further details available from the agent.

I love the tranquil feel of this stunning house, it is so peaceful and the gardens are so pretty and frame the house beautifully. The location is fabulous being only a short walk into the city centre.
