About this property

  • 1 Bell Yard is a very well presented Grade II listed property, a short level walk from Chipping Norton town centre. Originally a public house, it has been sensitively converted to provide contemporary interiors balanced with a wealth of period features, including exposed beams, stonework and window seats.

With good communication links and access to local amenities and all the Cotswolds and surrounding area has to offer, it makes a great opportunity as a permanent residence or weekend retreat.

A hallway leads to an spacious, triple aspect, sitting room / dining room with stone fireplace with wood burning stove, window seats and exposed stonework and beams.

The dual aspect kitchen / breakfast room has a light feel with modern base and wall units, ceramic sink, island unit / breakfast bar. It leads onto the utility room with fitted units and door into the garden and a cloakroom. A trap door leads from the sitting room to two connected tanked cellar rooms, which provide useful storage space and are currently used as a gym.

The first floor comprises a spacious, triple aspect master bedroom with en suite shower room and walk in wardrobe. There are two further double bedrooms and a family bathroom. There is a very generous loft space providing potential for a further bedrooms and en suite bathroom, subject to the necessary consents.

To the rear of the property is an enclosed and secluded, low maintenance garden which has been recently landscaped. There is a paved seating area, artificial grass, raised flower bed and storage area with shed. To the side of the house are two off street parking spaces.

I have always loved Chipping Norton and all that it has to offer. In my view this charming period property, presented to a high standard offers the ideal opportunity for a full time home, or bolt hole in the Cotswolds.
