A charming and modernised home set within the grounds of the Hanbury Manor Estate.
Downfield Court is an exclusive development of just a few houses set within the grounds of Hanbury Manor. Converted from the original coach house and stables these homes retain much original character yet have been updated to provide modern living spaces. This house enjoys a wonderful garden to the rear leading to a private home office space at the bottom of the garden.
Dating back to the Edwardian era, this charming and unique character home offers substantial living space arranged over two levels. A paved path with neatly trimmed hedged borders passes the front courtyard through an entrance porch into the entrance hallway itself, where there are stairs to the first floor and a wonderful tessellated tiled floor.
The ground floor accommodation comprises of a spacious drawing room with high ceilings and a feature fireplace with inset wood burning stove, wood flooring and a doorway leading through into the kitchen/diner. This is in the hub of the house and features an island unit, AGA and an range of custom built wall and base units. An archway from here leads through into the conservatory/dining room which has French doors opening onto the terrace and gardens beyond.
Moving upstairs, there are two spacious bedrooms, with the main bedroom featuring an en suite shower room and the second bedroom utilising the family bathroom/WC which is adjacent.
On the outside there is a south facing courtyard garden to the front of the house and to the rear there is a Mediterranean style, easy to maintain terrace style garden with artificial grass and a patio providing seating and leisure space. Beneath the conservatory is a cellar/storage area.
To the rear of the garden there is a converted garage which is now used as a home office with French doors and its own power and lighting. This provides an ideal retreat studio or playroom/occasional bedroom, a door from here connects into a single garage. To the front of the garaging is a courtyard parking area with an allocated parking space and wiring for an electric car charging point.
Agents note: Downfield Court is a small private development of just ten properties. Each house is held on a lease but the freehold is owned collectively between the other houses. There is a service charge of around £110 per month which covers external decoration, drainage and maintenance of the car parking area

I've always loved homes of this era, the Edwardian character really does provide everything I would look for in a home such as high ceilings and period details - and this position within the grounds of one of my favourite hotels is absolutely charming.
