A fine Grade II listed former hall house with dairy annex and detached 17th Century barn, set within beautiful gardens and grounds in a glorious rural location.

About this property

  • The Old Farm is a beautifully presented Grade II listed former medieval hall house, believed to have been converted in the 16th or 17th Century, extended in the 1930s and further improved by our clients who have lived in the property for nearly 30 years. The property is set in just under 12½ acres of very pretty, mature gardens and grounds and is approached via a gated driveway; the house, dairy, barn and one of the garages are centred around a charming gravelled courtyard and turning circle.

Internally, the timber-framed property is light and bright and superbly appointed, featuring a wealth of character with all the convenience of modern fixtures and fittings. The layout and full extent of the accommodation can be seen on the floor plans that follow; points of note include original timbers and modern oak joinery, a number of glazed partition walls and doors providing natural light throughout, several open fireplaces and wooden framed casement windows with secondary glazing.

The drawing room is a superb triple aspect room with a lovely outlook over the garden, and a handsome brick fireplace with inset Clearview woodburner. Glazed double doors set in a glass partition wall open to the dining room which features an attractive herringbone brick fireplace. There is a cosy sitting room with an impressive inglenook fireplace, a study and a further family/boot room. The reception rooms are served by a spacious kitchen and breakfast room, recently re-fitted with a range of modern white units and granite worktops.

There are four well-proportioned bedrooms on the first floor including the vaulted master bedroom with en suite bathroom, and a guest bedroom, also with en suite bathroom. Bedrooms three and four have basins and are served by a family bathroom with bath and separate shower cubicle.

    Dairy Annexe
In addition to the main house is a detached former dairy, converted to offer self-contained annexe accommodation or office space, comprising a hall, large reception room (split by a glass partition wall), kitchenette and shower room.

    Outbuildings
Lying across the courtyard from the house and with secondary access from Barkham Lane, the attractive 17th Century barn* houses a workshop and provides excellent storage space.

There are two detached bespoke oak-framed double garages, one with secondary access from Barkham Lane.

    Gardens & Grounds
The Old Farm's mature, private and very well tended garden is of particular note. A paved terrace lies adjacent to the west of the house, offering an ideal spot for al fresco dining and from which to take in the view down the garden. From here, the lawn slopes gently down to the south west, to the swimming pool and timber pool house. There is a beautiful tree-lined pond with central island; beyond which is a band of mature ash and alder woodland. The stock-proofed paddock extends along the eastern boundary of the garden, as can be seen on the site plan.

    In all, about 12.44 acres.

    *Agent's Note
There is lapsed planning permission for the change of use of the barn and conversion to a holiday cottage. Wealden District Council, ref: WD/2008/0050/F.

Local information

  • The Old Farm is set in a delightful rural location, amidst beautiful countryside in the hamlet of Piltdown.
  • The property is almost equidistant to the pretty villages of Fletching and Newick (1.4 and 1.5 miles respectively). Fletching is known for its Norman church, in which Simon De Montfort kept an all night vigil on his way to the Battle of Lewes. The village reputedly got its name as the soldiers 'fletched' (feathered) their arrows there on the eve of the Battle in 1264. The village boasts the award-winning Griffin Inn, together with a second public house and primary school. Newick, with its picturesque Village Green, has a thriving village community and provides a number of facilities and amenities, including a pharmacy, butcher, bakery, post office, three public houses, restaurant and a health centre. The larger centres of Uckfield, Haywards Heath and Lewes are within 3, 8 and 9 miles respectively, all providing more comprehensive shopping and leisure facilities.
  • The area has excellent road and rail communications with both the A23 and A22 within easy reach, in turn giving access to the M25 and the national motorway network. There are regular train services from Haywards Heath railway station (London Bridge/Victoria from 42 minutes).
  • There is an excellent range of schools in the area, both state and private, including Fletching and Newick C of E Primary Schools, Cumnor House in Danehill, Great Walstead near Lindfield, Brambletye in East Grinstead, Burgess Hill School for Girls and Ardingly, Hurstpierpoint and Brighton Colleges.
  • Sporting and recreational activities are extensive, with golf at Piltdown and the East Sussex National near Uckfield; racing at Plumpton and Brighton; sailing at Weir Wood and Ardingly reservoirs and along the south coast; and walking and riding locally, including along the South Downs and on the Ashdown Forest (permit required).
