Niccone valley, Umbria Tuscany Border
A 400 year old Tuscan style farmhouse on two floors measuring approximately 240 square metres in total; fully renovated in 1997 it has been well maintained since then.The ground floor comprises a bedroom, a bathroom with shower, a lounge and a living room. There are two extra bedrooms on the second floor as well as a kitchen, a dining room, a living room, the master bathroom and a studio with a marvellous view over the hills. In addition there are two separate storage rooms on the ground floor, both accessible from the outside.The property has three entrances; two on the ground floor leading to the lounge and living room and one leading right into the guest bedroom. Another one leads directly into the dining room (with fireplace) on the top floor via an outdoor staircase.There is a traditional Italian bread oven in the garden as well as a barbeque.Approximately 1 hectare of land comes with the property, mostly woodland, and it lies on a ridge which slopes down to the west, south and east.The small olive grove, with around 15 trees, produces 10-11 litres of olive oil per year. The swimming pool measures 10 x 4 metres and has a sun deck.There is a small ruin on the property that could be recuperated.Water is supplied by two private wells and they secure the water supply of the property as well as the pool and irrigation system.TV reception is provided by satelite dish and there is wi-fi internet access in both the house and by the pool.
The Niccone Valley' or the Valle del Niccone' is where Tuscany meets Umbria. The northern valley is mainly in Tuscany, topped by five ancient castles or fortified villages; all standing opposite their Umbrian counterparts that lie on the hills of the southern valley and all built over a 1,000 year period of Papal and Renaissance history. Today, the 11 miles of the Niccone valley, which includes the Val di Pierle, is dotted with restored private farmhouses, luxury villas and apartments, all popular with discerning visitors. The villages of Lisciano Niccone Umbria and Mercatale di Cortona Tuscany sit at the western most extreme of this wide valley. A drive east along the valley road gives access to Preggio, once the medieval seat of power for the region and eventually to the village of Niccone, standing in the mouth of the Niccone Valley. A short few miles away to the west is the site of the Battle of Trasimeno where Hannibal routed the Roman legions in 217BC. The area bore witness to one of bloodiest battles in history and even today, the stain of this incredible event can be felt amongst the hills and valleys.
