A beautifully refurbished home with a glorious garden

About this property

  • Yorkhill is a handsome Victorian villa dating from about 1877. Over the last four years the property has been comprehensively refurbished, and it now has a contemporary interior which makes the best of its Victorian proportions and architectural features. The dining room has space for a large dining table beside a triple bay window. It also has a fine marble fireplace and a woodburning stove. This room is open to the kitchen which has been fitted with a stylish German kitchen lit by three copper lined pendants which throw a warm light across the work surfaces. The SieMatic kitchen includes Bora and Siemans appliances - waist-height ovens, an induction hob, floor to ceiling cabinets and cavernous drawers are fitted around a social central island. The formal sitting room is a bright room with a large bay window. White painted cornicework, window shutters and skirtings contrast stylishly against the painted walls. Behind the sitting room is a spacious but cosier television/cinema room which connects to the conservatory. Whilst the conservatory has lots of room for a dining table or comfortable seating, it is currently used as a bright office overlooking the garden. There is also a very useful boot room, utility and sauna on the ground floor. On the first floor there are four double bedrooms and two shower rooms, all accessed from a broad central landing. The main bedroom has its own dressing room and long views over the top of Crieff to the south and west. The property is beautifully presented and in turnkey condition.

    Outside
The garden at Yorkhill is a particular feature of the property. It has been thoughtfully landscaped to provide a flat area of enclosed garden at the rear as well as seating areas and productive areas with raised beds. Colourful herbaceous borders edge pathways that lead to different sections of the garden. At the front of the house, stone pillars frame the driveway entrance which leads to parking for about four cars at the front of the house. A garden gate at the top of the garden opens to a grassy lane which leads to the town centre.

    Outbuildings
L-shaped outbuilding with gym, workshop and office
Working Victorian greenhouse that the current owners use to grow bountiful produce with garden stores
Outdoor kitchen / dining / barbeque area
