About this property

  • Constructed by well-known local builders Lions Green in the 1930s, Kingsmal is an attractive ‘medieval style' detached family house, complete with timber-beamed elevations and a circular turret to the front.

The property enjoys a good level of privacy to all sides, with a gated entrance from Warren Lane, a long tree-lined driveway approach and established park-like grounds of about two acres.

The substantial accommodation is arranged over two floors comprising excellent family living space opening out to the gardens, five double bedrooms including an impressive master suite and an indoor swimming pool complex.

Kingsmal is well placed for a choice of schools and Buxted mainline station (5.8 miles) offers a regular commuter service to London Victoria, whilst Crowborough (7.3 miles) serves London Bridge.
The leaded light windows and good ceiling heights provide a high level of natural light and the canopied porch has a wide oak front door which opens out into a reception hall with oak panel drop latch doors to the principal rooms and a main staircase set within the turret rising up to the first floor.

The open plan sitting/family room features a fireplace with a decorative wood surround and door opening out to the garden.

The dining room links through to a spacious open plan kitchen/breakfast room with French doors out to the garden. It is fitted with an attractive range of units with beech/granite worktops, a large island bar incorporating a circular breakfast table, a range-style cooker, dishwasher and fridge.

The large utility room provides additional space for white goods. The living room door opens out to a leisure complex with large glazed sliding doors which open out to the garden terrace and comprises a games room, indoor heated swimming pool, corner spa bath, shower, cloakroom and an external pool plant room.

The inner lobby features a secondary spiral staircase up to the first floor. The impressive dual aspect master bedroom with a far-reaching views over the grounds comprise a huge bath/shower room with a twin ‘his and hers' suite and a fitted dressing area.

There are four further double bedrooms, all with an attractive outlook and two with contemporary en suite bath/shower rooms, a family shower room and a separate w.c.

    The grounds:
Of particular note is the setting of Kingsmal within about two acres of park-like grounds which surround the house and provide a lovely outlook from the majority of rooms. A paved terrace spans the rear of the property, accessed from the leisure complex, sitting/family room and kitchen/breakfast room creating lovely space for entertaining.

The grounds are enclosed by high hedging and trees providing a good level of privacy with a gently sloping lawn edged by banks of hydrangea, rhododendron and many specimen trees.

The owners of Kingsmal enjoy a right of access to the 70 acres of grounds at Possingworth Park. This is an exclusive benefit for the owners of the surrounding properties and the access for Kingsmal is via a stile at the bottom of the garden, or a gate at the corner.
