    About this property

    • Completed five years ago to exacting standards by its present owners, Highfields is a sophisticated family home that offers spacious accommodation, the convenience of a village location and an elevated position that commands far-reaching views across the East Sussex countryside.

Entered via an oak-framed porch, the impressive double height entrance hall, with a bespoke wood staircase and galleried landing above, forms the hub of this versatile property. The extensive ground floor features tiled and engineered wood flooring throughout with hot water underfloor heating to all rooms.

Downstairs the accommodation includes a sitting room and games room, both opening onto separate terraces via expansive bi-fold doors, a further living room and a study. A particular feature is the light and spacious dual-aspect kitchen/dining room with bi-fold doors accessing both terraces and double doors that open in to the living room to create a wonderful open plan garden-facing space.

The kitchen is fitted to a high specification with Neptune units complemented by built-in appliances, a gas/electric five oven Aga, extensive granite worktops with island unit and space for an American-style fridge/freezer.

Upstairs, the well-designed layout, with its open and spacious landing, features six bedrooms and a delightful family bath/shower room. The master bedroom suite, with a ‘Juliette' balcony, opens on to the garden and enjoys the views beyond and benefits from both an en suite shower room and dressing room. Three other bedrooms have direct access to shower rooms, one en suite and two sharing a 'Jack and Jill' configuration.

      Outside
Highfields sits on an individual plot that delivers a high degree of privacy. Accessed via electric gates, the long tree-lined drive opens out to provide extensive parking. To its rear a terrace runs the full length of the house, with an open post and rail fence allowing full enjoyment of the south easterly woodland views. The terrace wraps around the southern end of the house and opens on to the sunny, level lawn perched above the adjacent countryside.

With the terrace to two sides and the south facing family garden Highfields occupies a highly attractive setting with lovely views and outside seating areas that enjoy sunshine from morning to evening.

Agent's Note: Google Earth shows heritage railway carriages sitting in a railway siding on Highfield's the eastern boundary. These carriages are no longer present and the tracks have been removed.
