An attractive area of productive farmland with natural capital opportunities in a sought after location
Dumpford Manor Farm comprises a large block of productive arable land and commercial woodland at the foot of the South Downs on the West Sussex and Hampshire border. The land is actively managed and generates a significant income from let agricultural, residential and sporting assets. The farm offers diversification opportunities as well as scope for natural capital.
The farmland is let on two Farm Business Tenancies (FBTs) to the same tenant. Notice has been served which will achieve vacant possession in September 2021. The rotation is primarily combinable crops with maize as a break crop, however the north western part of the farm is well suited to growing potatoes and asparagus. The land at Dumpford Manor Farm is predominantly classified as Grade 3 with some areas Grade 4, and is typically free-draining, slightly acid and sandy in character. The land is part of a Mid-Tier Countryside Stewardship Scheme which is due to expire on 31st December 2021.
The holding includes a pair of semi-detached cottages which are currently let on Assured Shorthold Tenancies (ASTs) at a combined rent of £18,000 per annum. The cottages are currently undergoing an external renovation and there is potential to extend or create a single dwelling subject to planning. The tenants have been served notice to give up possession with effect on 15th March 2021 (according to current Government regulations).
There is approximately 72 ha of woodland at Dumpford Manor Farm which is actively managed for timber production by the current owner. The compartments are 78% broadleaved, of which 8% is sweet chestnut coppice, and 22% commercial conifers. A significant amount of new planting was undertaken between 2006 and 2010 under an English Woodland Grant Scheme (EWGS). The younger plantations are balanced by mature broadleaves and conifers all of which have had regular thinnings to promote a high yielding crop at final felling. The sweet chestnut is in three stages of rotation and is due to be cut in 3, 18 and 23 years. All of the woodland areas are easily accessed facilitating felling and extraction to roadside.
Dumpford Manor offers a quality shooting ground and there is a well-established farm shoot. The woodland blocks are well positioned within the surrounding farmland to provide good ground cover and roosting, and the uneven age structures offer excellent habitat. The shooting is let and generates £2,500 + VAT per annum. The stalking is let to the same tenant and generates £6,000 + VAT per annum. Notice has been served to the tenant and so the sporting rights will come back in hand on 31st March 2021.
