South Fawsyde Lodge is a most attractive house situated in secluded grounds on the edge of the small village of Kinneff. Originally the Garden Cottage and stable block for Fawsyde House, this was imaginatively converted and extended in the early 1980s, while retaining the external integrity of the building. The original building, which is believed to date from the 1860s, is stone built with a slate roof, while the extension, on the western side, is harled. The music store room has fitted CD and LP storage shelves, while the cloakroom has a pedestal washbasin, WC and wooden floor. In addition there is a library and a wood panelled study with fitted shelves and a side entrance door.
From the sitting room stairs with wooden bannisters lead up to a galleried landing with a shelved linen cupboard and a walk in store room. Bedroom one has a beamed ceiling and built in wardrobes, while bedrooms two and three are both split level and have fitted wardrobes and washbasins. Distant sea views are visible from the larger of these rooms. There is a separate shower room with a shower cubicle while the family bathroom has a bath, pedestal washbasin and WC. Bedroom four has a timber lined ceiling, washbasin and a dressing room with built in wardrobe, which could work well as a teenager's bedroom with a separate sitting area, or a bedroom with attached nursery.
In front of the verandah is a block paved terrace, and beyond this is a large gravelled area, which in turn links to the garden. This is enclosed by beech hedging which provides effective privacy and comprises lawns and is divided into two areas, with two cherry trees and three apple trees. To the side of the house is a harled garage (6.15 m x 10.6 m) with box profile roofing, automatic up and over door, power and light. Beyond is an open fronted wood store (2.65 m x 7.65 m) and behind this are raised vegetable borders and a stone built potting shed (4.10 m x 3. 1 m) with a corrugated roof.
