A first class family house in a popular village set within enchanting Cotswold countryside

About this property

  • Forge House is found on the edge of the village, adjacent to farmland and set in an easily managed garden which is mainly walled. The house, which is understood to have been built in the mid 1980's is of natural stone construction and has accommodation arranged over three floors. Indeed the accommodation is particularly spacious and is ideal for family occupation. The house is also very light in that many of the rooms are dual aspect. It is also presented in good order, the present owners having made many improvements, both inside and out.

An oak front door leads into the entrance hall with flagstone floor and built-in coats cupboard. To one side is the drawing room with a bespoke fitted dresser having glass fronted shelving, cupboards and wine racking. Glazed double doors lead into the conservatory with doors to the outside. The kitchen is also off the hall and has a flagstone floor. A serving hatch connects to a dining area which forms part of a much larger room. Indeed it is very much a multi-purpose room which features a wide inglenook fireplace fitted with woodburning stove. Glazed doors lead through to the useful playroom which could also be used as a study. A cloakroom and utility room complete the downstairs accommodation.

A carved oak staircase leads up to the first floor where there are five principal bedrooms and two bathrooms, one being en suite. Off the landing is the airing cupboard and there is also access to the large roof space via a pull down, folding ladder. On the second floor there is a sixth bedroom which is vaulted, panelled and dual aspect. It also has the benefit of having its own shower room.

Outside there is an attractive terraced garden with flower beds but mainly lawned. A delightful terrace sits above the double garage (7.35m x 5.99m with workshop) and is a perfect place to enjoy summer entertaining. There is a further area of garden to the side of the house and plenty of parking space on the gravelled driveway. Tucked away to the rear of the house is a gravelled play area.

In summary Forge House is an excellent family home, situated in a prime Cotswold village which is particularly convenient for Cirencester and Cheltenham.

Local information

  • The sought after village of Daglingworth is a pretty Cotswold village surrounded by Duchy of Cornwall and Bathurst Estate land, at the centre of which is Cirencester Park. The village which nestles in the beautiful Duntisbourne Valley has a reputation as a friendly rural community and there is a parish church which was rebuilt in Victorian times although retains an element of Anglo Saxon work together with a 15th century west tower. There is also a well used village hall and a riding school.
  • Cirencester is the nearest town and is often referred to as the Capital of the Cotswolds. Shopping in the town is highly regarded and off the main streets there are many interesting back lanes with specialist shops, particularly in Black Jack Street. The Market Place hosts a twice weekly market as well as a Farmer's Market every other Saturday. There are two supermarkets in Cirencester: Waitrose and Tesco.
  • Recreational pursuits in the area include sailing at the Cotswold Water Park, boating on the River Thames and there are cricket, tennis and rugby clubs in Cirencester and golf clubs at Bagendon (Cirencester Golf Club) and South Cerney. The surrounding countryside is crisscrossed by many public footpaths.
  • The locality is ideal for the commuter; it is close to the A419/A417 which provides easy access to both the M4 and M5. There is also a regular Great Western rail service from Kemble to London Paddington taking approximately 75 minutes. There is also an excellent range of private and state schools in the area.
