    • Bellspool Coach House was originally built as the stabling and carriage quarters for Dawyck House around 1863, with further development in 1909. It was then converted into a home in 1999 and the current owners have updated the property again during their ownership to create a beautiful and comfortable house whilst retaining its original features. The property occupies an idyllic rural position adjacent to the River Tweed.

      Imposing stone pillars and a sweeping driveway lead round to the back of the house, which is as equally impressive as the front façade. On entering under the Victorian red brick archway, a spacious and central reception hallway provides access to two halls. The sitting room is off to the left and is heated by a wood burning stove making it a cosy space for entertaining throughout the year.

      The kitchen is located at the opposite end of the house and is adjacent to the snug and dining room which both link together and are partially panelled.     • Bellspool Coach House is located within the rolling countryside of the Scottish Borders by the River Tweed and is almost equidistant between Biggar and Peebles. The property is situated in a pleasant rural location, yet remains easily accessible to both Peebles and Edinburgh. The hamlet itself has a handful of neighbours and the Dawyck Botanic Garden is very close by.

    • Directions: From Edinburgh head southwest on the A01, passing through Penicuik, Leadburn and Lamancha. At Romannobridge, turn left onto the B7059. Continue on this road until the junction with the A72. Turn left onto the A72 and after just over 3 miles, turn right onto the B712 following the sign for Stobo, Drumelzier and Dawyck Botanic Garden. Pass Stobo Castle Health Spa on the right and continue through Stobo village. Pass the garden centre on the left then the Coach House is the next left.
