About this property

  • The Old Rectory is Listed Grade II of architectural or historical interest believed to have been built in the early 19th century with mid-19th century alterations. The property is constructed of red brick and partly rendered under slate roofs with gault brick chimneys. The property affords period features one would expect to find in a property of this period such as light and airy well-proportioned reception rooms, deep sash bay windows, shutters, open fireplaces, deep skirtings and decorative cornicing.

The ground floor accommodation comprises a well-proportioned reception hall with wood flooring, which gives access through to the main reception rooms all of which afford fantastic views out on to the west facing gardens. The study benefits from a range of fitted bookcases and cupboards and an open fireplace. The kitchen/breakfast room is accessed via the hallway but also has a door connecting it to the dining room. The kitchen has a range of matching base and wall mounted units, a free standing island with storage beneath and an electric oven and microwave. The ground floor also provides a utility room, office, extensive wine cellars and cloakroom.

The first floor is reached by two staircases the principal of which opens to the main landing. The principal bedroom has a bay window offering wonderful views over the garden and surrounding countryside and a large en suite bathroom/dressing room. There are a further five bedrooms and four
bath/shower rooms (1 en suite). The second floor offers further space for accommodation and attic storage.

    Outside
The property is reached via a gravel carriage driveway flanked by lawns, mature trees and hedging. A red brick 18th century garden wall along the north boundary of the garden, links to the front of the house by a 19th century flint wall, through which the garden is accessed. The garden is mainly laid to lawn with well stocked, deep borders running along the sides of the garden providing colour throughout the year. A small paved area under the Magnolias provides a lovely shaded area for eating outside and delightful climbing roses cover both the rear and front elevations. The park, with superb mature trees, lies beyond the Ha Ha. This view is one of the great glories of the house and gives a high degree of privacy and a feeling of seclusion. In recent years a small herd of fallow deer have hefted themselves to this ground and has become a great source of added interest and pleasure.

    Cart Lodge/Outbuilding
There are two outbuildings. The first is the old stables, built of flint and brick with slates. This comprises the stables, now a large shed used for storage and bicycles, and the adjoining tack room, now used for further storage. The second outbuilding, divided into halves (one of which is open sided) is used to store firewood, coal, garden machinery, and for over wintering garden furniture etc. There is also a stairway going down to a substantial brick cellar / ice house.

The Old Rectory has to be one of my favorite houses in this part of the world, this is an amazing and versatile offering both within the house, cart lodge/outbuildings, gardens and surrounding parkland.
