About this property

  • Distillery House was once the home of Tomdachoille Distillery which is believed to have been active between 1816 and 1878. The traditional characteristics of the property have been carefully preserved externally while inside the house is a beautifully presented modern home which capitalises on its fabulous views. At the heart of the house is a sitting room which spans the width of the building. The sitting room is open to the kitchen at one end where a corner of the room is glazed and frames an incredible view over the River Tummel. The sitting room has a timber floor, attractive built-in bookshelves and a wood burning stove. The kitchen is fitted with burr oak cabinetry, timber flooring and a two-oven gas-fired AGA. There is space for a dining table in the kitchen and a larger space for a dining table in the sitting room too, if preferred. There is also a utility room, WC and access to an integral double garage on the ground floor.

There are three beautiful double bedrooms at Distillery House. One is on the ground floor and has an en suite shower room and walk in wardrobe. Two further bedrooms are on the first floor, both with built in wardrobes. One with an en suite shower room while the other is served by a bathroom. Attractive timber doors and pretty astragal windows give the bedrooms lovely traditional character. A separate stair leads to a large bright room (above the garage and kitchen) which is currently used as an office / studio. It has low-level built in shelving, its own shower room and large windows which frame the views. Subject to obtaining the relevant consents, this versatile room could be adapted to suit a range of requirements, including a fourth bedroom.

Former distillery building / party barn
Planning permission (lapsed) was approved in 2003 to convert the former distillery building into two letting cottages. Details can be found on the Perth & Kinross Planning Portal using the following reference: 06/01611/FUL. Currently the barn is a fabulous entertaining space and games room. A wood burning stove, sitting area, bar and games room have been created on the ground floor while the mezzanine floor houses a pool table. At the lower ground level of the distillery building there are two useful stores for garden machinery and tools. Subject to obtaining the relevant permissions, the distillery building could be converted in a number of different ways.

    Outside
Distillery House is approached by a shared private road which leads into an attractive gravel courtyard between the house and the old distillery building. A neat beech hedge encloses a lawn in front of the old distillery building where there is also a little burn. At the rear of the house is a pretty rock garden filled with spring bulbs and there are two paved terraces for sitting out at different times of the day. The working area of the garden is hidden behind the log store where there is also a timber shed.

It is hard to imagine the party barn converted into anything else but there is lots of potential here.
