An architecturally pleasing and beautifully presented south facing listed Georgian townhouse with flexible accommodation and attractive southerly views, close to Stamford's town centre
About Rutland Terrace
This Grade II Listed property forms part of Stamford's foremost Georgian terrace, built in 1829 with spectacular south facing views over the Welland Valley. The Georgian townhouse has undergone a full renovation including a new roof with insulated loft space. There are original Georgian features throughout all four floors with ornate ceiling roses, deep skirting, large cast iron radiators, large refurbished sash windows/shutters and marble fireplaces. The décor is finished in heritage paint colours giving a contemporary & elegant property which featured in Homes & Antiques (August 2018) and 25 Beautiful Homes (September 2019).
The front garden is designed with architectural planting of buxus balls & bay trees, with a mature red acer & outside lighting. The ground floor features a large reception room with a Clearview multi-fuel stove and polished wood floor throughout leading to an open plan hand-built kitchen with dining space. There is a central island featuring a black granite worktop & Lacanche Macon range cooker. The kitchen opens into a professionally designed rear tiered courtyard garden with private dining area & landscaped planting. Architectural features include a York stone bench, cobble setts & high stone walls. Steps then lead to a raised wooden deck & rear access to West Street, near to Waitrose''.
An impressive Georgian staircase painted in Farrow & Ball Railings leads to the first & second floors, again with polished wood floors. The large first floor reception room has an external Georgian balcony with spectacular views. The master bedroom has an en-suite with roll top bath & walk in shower. Bedrooms two & three on the second floor are spacious with a shared shower room. The basement studio apartment has steps up to the rear garden & has been fully renovated to be self-contained with a work from home' study or fourth double bedroom and a modern kitchen/diner with black units & oak surfaces. The recently fitted shower and cloakroom have Moroccan tiling as a theme throughout.

Rutland Terrace is one of my favourite Stamford street scenes; the architecture is stunning and I love the feel and proportions of this particular house, coupled with its thoroughly modern presentation. I grew up in a townhouse not dissimilar and find them such convivial homes to visit. Within a mile of Stamford's town centre, its station and its schools, as well its Meadows and Great Park for walks, this property is also fabulously convenient for town and for country.James Abbott
