Rent: Guide of £8,750 per annum plus VAT subject to a stepped rent increase of £250 in each year of the term. Payment is due monthly in advance.
Deposit: £840 will be held by Savills as Stakeholder in a non-interest bearing account and registered with the Tenancy Deposit Scheme. It will be returnable on termination, subject to compliance with the terms and conditions of the agreement.
Maintenance: The tenant must maintain the premises and Landlords fixtures and fittings in good and substantial repair and condition. The tenant is required to keep the property both internally and externally clean and tidy, maintain the grounds, hard standing and grass areas. The landlord will be responsible for the structure of the building.
Pets/Smoking: Not allowed.
Alterations: The tenant must not make any alterations to the exterior or interior of the premises subject to obtaining landlords prior consent.
Insurance: The Landlord insures the property against loss or damage by insured risks and loss of rent. The Tenant should insure own contents and business use.
References: A financial reference, credit check, right to rent and other references will be required.
The buildings are connected to mains electricity, water and a septic tank shared with one neighbouring property.
Rates: The tenant shall be responsible for paying for rates and utilities consumed on the premises. No rates were payable by previous tenants due to Small Rates Relief awarded by Doncaster Metropolitan Borough Council.
