Grade II listed attractive period house with annexe potential/studio, large garden and distant views.
Painters Farm is a 17th/18th century Grade II Listed house extended in the 1960s and mid 1990s. Principally of rendered and pargetted elevations beneath a peg tiled roof, the latest addition (predominantly flint) cleverly links to the original via two glazed lobbies which allow for distant uninterrupted vistas where possible.
The house and linked annexe/studio are very different but compliment each other so well the former being timber framed with numerous period features, beams, Inglenook fireplaces together with oak Suffolk latched doors; the latter modern, vaulted with tall arched glazing and a stunning polished concrete floating spiral staircase.
The ground floor accommodation includes two reception rooms either side of an Inglenook fireplace the delightful double aspect drawing room with shelving beside the chimney breast and the dining room, also double aspect with parquet flooring, a woodburner within the Inglenook and cupboard beside, door to the utility and a glazed door to glazed link and vista into and through the annexe. There is a cloakroom beside the front hall and the quarry tiled kitchen and utility rooms are adjacent to each other fitted with a variety of cupboards and drawers and overlooking the drive the utility/boot room also incorporates the boiler and airing cupboard and has a stable door to the side lobby link to the annexe. Here there are steps and a glazed door to the inner open planting area and views beyond to the garden. Within the annexe are the partially double height vaulted sitting/garden room with tiled flooring, deep radiators (ideal for seating), tall arched windows with some stained glass and French doors on three sides. A bathroom with corner bath and tiled walls and a wine store both with partial curved walls flank the stunning floating polished concrete spiral staircase with curved hand rail and wonderful tactile upper ballustrade quite a feature within the upper floor studio or work from home space.
On the first floor of the house are four vaulted bedrooms and a landing/library area the main bedroom incorporates a dressing area and shower cubicle together with two wash basins and there is a family bathroom with tile sided bath.
The gardens and grounds are a delightful feature of the property the drive with parking area leads to the detached garage with a pitched pantiled roof. To the right of the drive is a natural pond (formerly two) and behind the garage is an orchard area and fig tree. A knot garden with box hedging, roses and rosemary, steps and a retaining wall is beside the annexe and to the front of it is a semi-circular terrace with circular brickwork leading to the garden. This is principally laid to lawn with a long lozenge shaped flower bed, birch and willow trees and mature trees/hedges to the boundary.
In all about 0.8 of an acre.

I really love this location a period gem tucked away between Saffron Walden and Ashdon with wonderful views. The ingenious flint addition is really stunning ideal for an annexe/work from home facility with studio this is a rarely available and desirable package.
