About this property

  • Paxton Cottage is situated on the lower (one-way) section of South Road, set back behind mature hedging with a shingle parking area to the front. Of part red brick, part rendered elevations beneath a slate roof, the property has been cleverly and sympathetically extended to the rear over three floors, including an ingenious jettied story at first floor to one side. Sitting within a Conservation Area, it is convenient for Waitrose and the town centre beyond.

The property was renovated and extended during 2016, at which time, the heating was upgraded and the three storey extension was added. More recently, the vendors have created two independent yet adjacent work-from-home spaces in the garden and a large, useful shed (the former could be linked to form a larger space if preferred).

Many period features have been preserved including sash windows, panelled doors, skirting boards and dado rails, cornicing, wooden flooring and more recently, many of the windows have been fitted with Plantation style shutters.

There is a storm porch to the front and a part etched glass front door leading to the entrance hall with stairs to both the first floor and the basement. To the left is a double aspect sitting room with a bay window to the front and a fireplace with coal effect gas fire. Beyond is a second reception/snug with an unused fireplace, side aspect and part-glazed fitted cupboards. The hall then leads into the new part of the house, a utility with plumbing for a washing machine to the left hand side has external side access, space for a tumble dryer, tiled flooring, a stainless steel Butler sink with 'pot wash' spray attachment and shelving. Beside this is a useful cloakroom and an area of full height storage/cloaks/housekeeper's cupboards to the right (with an overflow drinks fridge) lead to the kitchen/living/dining room. This is a fantastic, spacious room with bi-fold doors to the decked terrace and painted flooring which offers a lovely versatile space for cooking, eating and sitting whilst overlooking the garden. The kitchen area is fitted a Fisher and Paykel electric range cooker with a 6 ring gas hob and warming drawer and there are a range of floor and wall units incorporating cupboards and drawers, a corner larder, fitted bins, dishwasher, double butler sink with mixer taps together with built in fridge and freezer.

On the first floor, the original landing at the front leads to a guest suite of bedroom and en suite shower and a second bedroom, the spacious inner landing beyond is part of the recent addition and has space for storage or a study area. This leads to a third bedroom with full height glazing to two aspects and a family bathroom with panelled bath, central taps, drench and hand held showers and a shelved store cupboard. At the far end of this landing is a staircase to the second floor and a stunning vaulted principal suite of bedroom with eaves storage and an en suite bathroom with a roll-topped bath with ball and claw feet and a separate shower cubicle. From here there is access to the original roof void providing considerable storage.

    Outside

There is a well-screened shingle drive with parking space and gated side access to the rear decked terrace with sitting area. Beyond, there is a path, lawned on either side with some mature hedging and access to further decking in front of the two purpose built work from home spaces with glazed sliding doors having internal louvred blinds (which could potentially be joined together) and a useful shed all with light and power.

I was really delighted to re-visit this house after so many years to find that the back has been completely transformed. I love the sympathetic yet wonderfully modern extension which has resulted in a fabulous four bedroomed family home!
