The land extends to 101.26 acres (40.974 hectares) and comprises three parcels, the largest of which has been included within an arable rotation. The two smaller fields are laid to a species rich pasture mix. In addition, there is a small area of established woodland.
The land is classified as Grade 2 with the soils being of the Hanslope Series described as being a slowly permeable calcareous clay. The arable land is occupied under a seasonal cropping licence and has recently grown high yielding winter cereal crops.
The land is registered for the Basic Payment Scheme for which the Vendor is retaining the entitlements. The land is included within a Countryside Stewardship Scheme terminating 31st December 2023. The Purchaser will be expected to comply with the terms of the CSS agreement until its termination. All payments received will be retained by the Vendor.
Access to the land is from several points along the Woodditton Road and via Long Acre Lane heading south along the eastern boundary of the property.
