Magnificent ground and garden flat finished to an exceptionally high specification
17 Chester Street is a magnificent, fully refurbished ground and garden portion of a handsome stone built townhouse. The property is immaculately presented throughout, finished to an exceptional specification having been entirely modernised by the current owners, working in conjunction with Lynsey Bell Architects. The property offers the perfect blend of contemporary fixtures and fittings with a range of original period features. These features include refurbished shutters and delicate cornicing, while there are slimline double glazed windows throughout. With aspects to the south and north, there is an abundance of light making this a wonderful home, ideally suited for a young family, downsizers or for occasional use.
The property can be accessed either through the communal stair door at ground level, or via the private basement area with gated stone steps leading down to the lower ground floor level. On the ground floor, there is an elegant sitting room with astragal windows and a delightful mantelpiece with slate hearth and a remote controlled gas fire. The principal bedroom is also on the ground floor and overlooks the rear garden. There is a charming timber mantelpiece with slate hearth and remote controlled gas fire, as well as bespoke fitted wardrobes. The bedroom also benefits from a luxurious en suite bathroom with electric underfloor heating. Also on the ground floor is a cloakroom with WC.
The stair descends to the lower level, where there is under floor heating throughout. To the rear is the exceptional open plan dining kitchen and sitting room. The kitchen, by Riddle and Coghill, is beautifully appointed fitted with top of the range Miele and Siemens appliances as well as a Quooker hot tap, with a central island and breakfast bar for informal dining. The sitting room is wonderfully comfortable, benefiting from a remote control gas fire as well as a window overlooking the patio and garden. The kitchen flows seamlessly through to the spectacular garden room by Grey & Dick. It is fully double glazed with sky frame doors to the garden. There is underfloor heating as well as a Runtal radiator, ensuring it is cosy and usable throughout the year. To the other end of the kitchen there is a larder, while there is also a utility room and a boot room.
To the front are two generously proportioned double bedrooms which are served by a luxurious family shower room. To the front is a private basement area which catches the morning sun and is a lovely place to sit out. Here there are two dry-lined under pavement cellars, one of which has underfloor heating. Both cellars have power, and the boiler is also in one of them. To the rear of the property is a wonderful walled garden which has been beautifully landscaped, with a variety of colourful plants and shrubs. There is exterior lighting around the perimeter. To the rear of the garden is a gate leading to the delightful Walker Garden, a shared communal garden exclusive to the surrounding residents and for which there is a modest annual fee.

One of the most spectacular ground and garden apartments I have seen. The finish is extraordinary and I particularly love the open plan kitchen, dining and sitting room opening into the wonderful sun room at the back.
