    About this property

    • Birchwood is a charming and substantial home which occupies the most stunning setting overlooking Loch Etive towards Ben Cruachan. The house has flexible accommodation over ground and first floors. There is a separate annexe, with access from the rear, which is currently incorporated into the main house but could also potentially provide additional income as a holiday rental apartment.

On the ground floor, a porch leads to the welcoming reception hallway which gives access to the ground floor accommodation and has a stairway leading to the upper floor. The sitting room to the left has a three pane bay window to the front and additional windows to the side framing the waterfront views, along with an open fire with decorative surround. There is a further reception room to the front; again this is dual aspect and has an open fireplace. The hallway leads through the centre of the house to a sitting room/snug with window to the side, in-built book shelves and wood burning stove. There is a fabulous dining kitchen to the rear with a range of floor units, Belfast sink, windows to the side and rear, breakfast area and additional more formal dining area. This then leads to the sun room with windows to the side and front plus Velux windows, making this the perfect area to sit in all weathers. The ground floor accommodation is completed by a useful utility room with door to the side, which is used for everyday access, and a ground floor shower room.

On the first floor the layout is very flexible with four or five bedrooms. The current owners have four bedrooms with the fifth used as a snug or family room. There is a laundry room with windows to the rear. Finally there is the main bathroom and a separate shower room. The upstairs accommodation is adaptable and (subject to planning consents) could be divided to have three bedrooms in the principal part of the house with the flat having its own access at the rear with its own external staircase with sitting room, double bedroom, laundry room (this could be converted into a kitchen, making the flat entirely self-contained) and a shower room.

      Outside
The grounds at Birchwood extend to around 0.9 acres; there is a substantial, recently built boat shed/garage with water, light and power. There is also a traditional bothy/outhouse. The gardens are extensive and enclosed, with a number of shrub beds, mature trees and grassed areas. The property extends to the foreshore and there is a mooring administered by the Airds Bay Mooring Association which could be available to the new owner making this property ideal for those keen on water sports. The owners also enjoy the use of a jetty.
