An attractive, large, family house constructed in 2003 of traditional style on a hillside above Par Sands.

About this property

  • Built in 2003 of traditional block and slate construction to a very traditional style, Uplands presents a smart, symmetrical front façade. The front door with fanlight above, sets the style for the gracious interior.

The first impression is of generous proportions to all the rooms, starting with the triple aspect drawing room with windows to front and rear gardens, and patio doors to the side terrace. A cream coloured wood burner set within a Cotswold stone fireplace is a stylish feature. Continuing through the hall to a family room which opens to the kitchen and the conservatory, this is the hub of the house, where conversation and cooking can coincide – a perfect space for entertaining. The conservatory, decoratively tiled, benefits from morning and afternoon sun and opens to terraces on each side. The kitchen overlooks the garden and terrace and is well fitted with units, built in appliances and has a large central island. The blue floor tiles and cream units with pastel tiles are enhanced by the natural light from the sunny aspect. A decorative glass door leads out to the utility room which has a door into the double garage. Beyond this is a wc and the laundry room. A rear door opens to steps down to the garden. Towards the front from the kitchen is a very spacious dining room. It currently has a table big enough for 10 but could fit a larger one if needed. Two windows overlook the front garden and entrance. The double-glazed windows to the front were replaced in 2020.

A wide, pale wood staircase turns to the first floor with a large landing window naturally illuminating the whole floor. To the left is a large double bedroom with en suite shower room, nicely tiled with modern fittings. Facing west, this room overlooks the front entrance and garden. Along the landing and also overlooking the front, is a twin bedded room which could also be a double. The third bedroom, a smaller double, overlooks the side garden to the north. Next is a very large bedroom on the eastern facing corner, benefitting from the morning sun. A spacious family bathroom has a new wide shower and a freestanding roll top bath. The fifth bedroom is very large indeed and has a nice view over rolling hills towards Fowey. There is an en suite which is also very generously proportioned and features another deep, freestanding, rolltop bath.

Uplands has a bright and airy interior which flows well and offers a lot of space as a family home.

Uplands sits within a 0.25 acre garden. The entrance is a gravel drive with parking for 4 vehicles as well as the double garage. The front approach is well maintained with flowers, shrubs, a cherry tree and an impressive monkey puzzle. The garden has been landscaped with terraces to the side and rear and lawns.

A stone hedge and high fence follow the perimeter towards the rear garden with its mature trees. A beech hedge, with an arch, creates a more private space and there is garden seating to enjoy the abundant birdsong. Wild foliage covers a tower which forms part of the hedge dividing the garden from a neighbouring woodland.
