Wonderful Grade II listed country house with pool, barn & over 10 acres close to Cartmel village

About this property

  • This remarkable Grade II listed country house has medieval beginnings, as recorded in 'The Medieval Fortified Buildings of Cumbria'. The present house was built in the late sixteenth century, and at that time would have owned most of the land in the Cartmel valley. It was modernized in the early 19th century, which accounts for some of the fine Georgian features which give Broughton Hall its unmistakable character.
The house has been sensitively restored over the last twenty years, and today fuses modern technology with delightful period charm. The beautifully proportioned rooms blend fabulous historical detail with contemporary home comforts.
All the principal rooms have splendid views over the parkland of the Cartmel Valley, most especially the garden sitting room off the kitchen. The modern part of the kitchen has been craftsman made to blend with the original fitted features such as the 17th century built-in food cupboard. The kitchen also has a Baumatic range cooker, granite surfaces and integrated appliances.
The bathrooms all feature classically stylish white suites. The period features of the house include magnificent fireplaces, with Jetmaster fires in the main reception rooms, shuttered windows, oak floors in many rooms, elegant stone mullioned windows and an exquisitely delicate main staircase with a wonderful handrail and Georgian spindles. The second staircase is enchanting and somewhat older. The two-storey barn also has first-floor access from a second driveway to the rear and would provide a fantastic open entertaining space as well as additional garaging if needed. Alternatively, subject to planning and conservation approval, it could be converted to additional accommodation.
The indoor swimming pool is a recent addition, with bi-fold doors opening across the front to provide a stunning outdoor/indoor facility. It also has a grand, freestanding marble bath and an integrated sound system. Heating throughout both the house and leisure area is provided by a wood pellet boiler system, benefitting from a grant until 2021.
The gardens are a delight, beautifully landscaped and abundantly planted with a wide variety of flowering shrubs, bushes and specimen trees. Drystone walls divide the gardens into charmingly distinct areas, including a herb garden, a secluded and very private side garden with a seating area, and extensive formal gardens to the front of the house with stunning stone steps. There are also fields to the side. The driveway has an electronically controlled version of the distinctive criss-cross pattern gates repeated throughout the garden, and leads to the courtyard area between the house and the barn. A double garage adjoins the swimming pool building, for which our clients have previously had plans to create a one-bedroomed annex property approved should that be of interest.
Broughton Hall is an exceptionally beautiful yet manageable home, situated close to one of the Lake District's most sought after villages. The house would make both an ideal family home and a stylish entertaining space.
