The land is situated south of Long Lane, east of Aughton, between the towns of Selby and Market Weighton. The land has been recently reseeded with grass and is bound by mature hedgerows interspersed with trees. The Oaks Golf Club and Spa is immediately to the west.
The land is classified as Grade 4 under the Agricultural Land Classification, with soils from the Foggathorpe series, a slowly permeable loam and clay soils. The land is level at approximately 10 meters above sea level.
