  • Fourteen Falls is a well-presented period cottage, full of character and charm. The house originally consisted of a single storey dwelling and was built in around 1705. In the later part of the 18th century the property was extended to include a second floor. Fourteen Falls is constructed of whinstone and sandstone with a slate and timber roof and has not been sold on the open market since the 1960s. The previous owners lived in Fourteen Falls from the 1960s until September 2014 when the current owners bought the property privately.

    Stone steps from the garden lead up to the front door. The front door opens into a porch, with the kitchen /dining room on the right and sitting room to the left. The kitchen was renovated in 2015 with a bespoke handmade German Häcker kitchen installed. Enjoying double aspect views across to the Forth Rail Bridge, the kitchen also has space for a dining table. Appliances include a Neff oven and Neff grill / microwave, integrated Siemens fridge freezer, Siemens extractor fan, Neff induction hob, space for a dishwasher and 1.5 Blanko sink. From the hall there is a cupboard housing the boiler. In front of the stairs is the back door leading to an outdoor enclosed store. This leads onto the lane at the back of the house.

The property is extremely convenient for commuting, with excellent links to Edinburgh, Dunfermline, Perth and Glasgow. The junction to the M90 is approximately one mile away with the Queensferry Crossing situated about a mile beyond.
