About this property

  • Forest House was once a modest traditional stone cottage believed to date from about 1900. Over the years, it has been extended and most recently it has undergone a beautiful refurbishment. The property is immaculately presented and in turnkey order. The high standard of finish is evident throughout and Forest House is now a sensational family home with lots of traditional character and a wonderfully welcoming atmosphere.

The entrance porch opens directly into an expansive open plan kitchen/dining/sitting room. Floored from end to end in limestone flags, it has a seating area (with a wood burning stove) at one end, a dining area in the middle and a stylish DeVOL kitchen at the other end. Oak cabinets with glass doors form the base of the kitchen island which has a polished copper work surface. Elsewhere in the kitchen painted timber units with brass handles match the brass-coloured taps and sit either side of an electric three oven AGA. Behind the kitchen the utility room is also fitted with DeVOL units and has access to a walk-in pantry. A short passage leads to a formal dining room. This versatile room would also make a fabulous family/TV room or even a large office, depending on a buyer's requirements. Double doors from the dining room open to the garden. At the east end of the house is a more formal sitting room which has an open fireplace with carved stone and oak surround. The sitting room has a stunning oak parquet floor laid in a herringbone pattern. Beyond the sitting room, one further reception room is currently used as an office. Both the sitting room and the office have double doors to the garden. Finally on the ground floor there is a shower room, a dog shower, and an optional fifth bedroom, currently used as a wine store.

Forest House has two staircases. The main stair leads up to a landing where there are three lovely double bedrooms and a family bathroom. The second staircase leads up to the principal bedroom suite with its large shower room and dressing room (both papered in Balmoral by Warner House wallpaper). If required, and subject to the relevant planning consents, it would be straightforward to connect the two first floor landings.

    Outside
Forest House is approached by a private road (over which Forest House has a right of access) which leads down to the River Tay. Double timber gates open to a gravel parking area beside the house. The garden is mainly laid out to the south of the house and is enclosed by a neat beech hedge. The lawn has been partially turfed and the remaining areas require to be sown with grass in the spring. Two paved terraces are ideal for garden furniture in the summer.

    Land and planning permission
Forest House comes with an additional 1.18 acres of land which is on the opposite side of the access track and has planning permission (18/01720/FLL) approved for the construction of an outbuilding with accommodation above.

Without doubt one of my favourite open plan kitchens.

The property is only 500m from the banks of the River Tay and is is surrounded by some of Perthshire's most beautiful countryside. It is well placed for access to Perth and Edinburgh via the A9 and Edinburgh Airport is about 58 miles away. A sleeper service runs from Dunkeld train station directly to London. Dunkeld has a wonderful selection of independent shops, cafés, hotels and galleries. Blairgowrie (10 miles) has a wider range of shops and supermarkets while Perth, which is only 17 miles south, has more cultural and leisure facilities including a concert hall, theatre, museums and several leisure centres. In addition to the Royal School of Dunkeld, there are a number of private schools within easy driving distance of Forest House.
  • Dunkeld is known for its scenic location on the banks of the River Tay, its historic cathedral, its links with Beatrix Potter, its ancient oak trees and The Hermitage (an 18th century woodland pleasure ground created for the Dukes of Atholl). Some of the town's beautiful walking and cycling paths are accessible directly from Forest House and there is access to many other outdoor activities nearby. There is salmon fishing on the rivers Tay, Isla and Ericht as well as stalking and shooting on several local estates, and the house is just 34 miles from the ski slopes of Glenshee.
