A stunning country home with excellent equestrian facilities and a self contained Barn Annex. Set in a wonderfully secluded position in around 14 acres of formal gardens and paddocks.
This wonderful period home sits in the heart of undulating countryside and is approached via a country lane from the village of Furneux Pelham itself.
Grade II listed and believed to originally have been a medieval hall house and dating from the 16th century in its earliest parts, this house exudes character and many original features.
The entrance hallway leads to a grand principal reception room, lounge and dining room, most of which have original fireplaces. The bespoke Smallbone kitchen has an oil fired Aga with an electric companion to the side, with an island unit. This leads into a snug sitting room, orangery style morning room and in turn, a study, utility, boot room and guest cloakroom.
Upstairs, on the first floor, there are four bedrooms and three bathrooms, two of which are en suite - the principal suite enjoying a triple aspect and a range of fitted wardrobes.
On the second floor, there a two further interconnecting bedrooms and a shower room.
Outside, the house is set in mature and beautifully landscaped grounds which provide much interest with a lake, and some wonderful country and woodland views, separate vegetable plot and heated greenhouse. To the side of the house is an outdoor pool area with all weather cover and a pool house with sauna, shower and kitchenette. The gardens open onto the paddocks with a bridle path dividing the equestrian and home activities. In all, there are around 14 acres.
Barn Annex: This is a substantial, comparatively modern barn which is currently configured to provide a large open plan living space with kitchen and ground floor cloakroom. On the first floor are two further rooms, with a bathroom.
Garage / Workshop / Potting Shed: A bespoke English Heritage oak barn provides garaging space for several vehicles, a workshop area and potting shed.
Equestrian facilities: Stable block with three boxes plus foaling box. Hay barn with mezzanine, tack room, and toilet. Separate plant room / machine shed. Professional 60 x 20 arena with combi ride surface.

I love the setting of this house! It is literally in the middle of open countryside yet just a short drive or cross country walk to the local pub. For the equestrian enthusiast the set up is excellent. The barn annex is really an understatement - this is potentially another house in its own right
