Beautiful Georgian old rectory in an elevated setting with detached three bedroom cottage and far reaching views.
The Old Rectory is located off a quite country lane in a secluded and yet not isolated position in the hamlet of Nedging. There are elevated undulating views overlooking the surrounding countryside and also the neighbouring St Mary's parish church. The property dates back to the 1822 and is built of brick under slate roofs enhanced by attractive sash windows. The accommodation is beautifully presented throughout with delightful light-filled reception rooms, a superb kitchen/breakfast room with numerous integral appliances, matching island with granite work tops and Aga. There is a lovely garden room/conservatory off the breakfast room which over looks the gardens, an excellent boot room and cellar. The first floor has an elegant curving staircase leading onto a large landing with doors to five double bedrooms and four bathrooms including a dressing room of the principal bedroom (formally bedroom 6) and a washroom off a guest bedroom.
The Cottage
Set back to one side is the delightful detached three bedroom single storey barn conversion. The cottage is completely self-contained and has stunning views along with an Aga kitchen which opens into an attractive living room with wood burner and sliding doors to the front garden.
Outside
A wrought iron field gate from the small lane opens onto the gravel drive with a large parking area. The cottage is set off to one side with plenty of parking. Just before the main house is a work shop with side stores and set back is a further building comprising a garage and further workshop and store, dog wash area. There is a formally laid out vegetable garden with greenhouse.
The gardens are interspersed by a number of mature trees and lie principally to the south and east of the house. They are largely laid to gently sloping lawns along with yew topiary to the very front and a circular hedged seating area.

I love this stretch of countryside, full of lovely vistas over the open fields. The house is beautifully presented throughout along with a delightful self-contained cottage which really is very lovely.
