About this property

  • Upper Pitcairn is a particularly pretty farmhouse which has been sympathetically extended and modernised to form a wonderfully bright, open plan and contemporary home. Much of the property's character comes from the traditional U-shaped steading which forms an attractive courtyard at its entrance.

Accommodation in the house is centred around a fabulous open plan kitchen/dining/living room. This was largely formed within a partially vaulted extension added in 2019 which is dominated by glass and includes two sets of glazed doors into the garden. A beautiful floor of pale coloured flagstones flows through this room and into the welcoming entrance hall, which has a wood burning stove. There is a cosier sitting room in one of the original rooms of the farmhouse which has a more traditional feel with smaller windows and a stove, perfect for winter evenings. There is also a larder, utility/boot room and a shower room on the ground floor. On the first floor there is one en suite bedroom, three further double bedrooms and a bathroom with shower. All the bedrooms have spectacular views.

    The Neep Barn
The Neep Barn was created in 2022 at the eastern end of the steading. Designed for short term lets, it has charming character with timber flooring, sections of exposed stone, a wood burning stove and even the inclusion of one of the original timber stable partitions. The Neep Barn has also been designed to make the best of an incredible view. It has one bedroom, a kitchen/living room, and a shower room. It is beautifully presented and in turnkey order.

    The Steading
At the western end of the steading, nearest to the house there is a studio/ workshop with an office and storeroom above. There is also a large, vaulted games room/store which offers lots more potential. In the central section of the steading there is currently a garage and a large storeroom which has a concrete floor. Planning permission (20/00438/FLL) and building warrant are in place for this section of the steading to be converted into a further one-bedroom cottage. The roof of the steading has been completely renewed.

    Garden
At the entrance to the property there is gravel parking and a pretty courtyard garden with outside seating area beside The Neep Barn and an ornamental pond. Behind the farmhouse there is a sheltered terrace and garden enclosed by a pretty stone wall.

    Land
Adjoining the property to the west is a field of about 2 acres which offers plenty of opportunity to create a productive garden, plant an orchard, keep chickens and hobby livestock or even (subject to permissions) create a summer house or garden room that makes the best of Upper Pitcairn's views over Strathtay to Ben Lawers. Currently the field is a wildflower meadow interspersed with mown paths and home to some beehives.

It has one of the prettiest steading courtyards I've seen.

Local information

  • Upper Pitcairn is approached by a quiet rural lane that winds up a gentle hillside between Grandtully and Aberfeldy. From its elevated position the house has a far reaching and panoramic view that takes in Ben Lawers, Faragon and Ben Vrackie. Upper Pitcairn is in a particularly special part of Perthshire just 2.5 miles from the village of Grandtully where there is a chocolatier, café, The Inn on the Tay and Ballintaggart's Grandtully Hotel. Aberfeldy (3 miles) is the nearest main centre and has all essential services, including a medical practice. The town also has a great selection of independent shops, galleries, cafés and restaurants as well as Breadalbane Academy with its community campus providing nursery to sixth year secondary education.
  • Upper Pitcairn is surrounded by some of Scotland's most beautiful countryside. There are countless opportunities for cycling, walking and climbing around the nearby hills, forests, lochs and rivers. Ben Lawers and Schiehallion are two popular local Munros. There are golf courses at Strathtay, Aberfeldy, Kenmore and Taymouth Castle while lochs Tay and Tummel are popular with those who like watersports. The rapids on the River Tay at Grandtully attract keen canoeists. Fishing is available on the rivers Lyon, Tummel and Tay, and shooting and stalking can all be taken locally. St Mary's church with its beautiful 17th century painted ceiling is only 200m from Upper Pitcairn.
