Residential development opportunity located to the east of the village of Eastry in Kent.
***Bid Deadline - Thursday 17 November 2022 at 12 noon*** The site currently comprises a vacant former farmyard with two vacant semi-detached cottages and a collection of four former agricultural buildings. The Property extends to approximately 3.44 acres in total. There are two accesses to the Property, the main being via Church Street and the secondary access off Brook Street. Planning The site is currently allocated for residential development under Policy LA 28 in the 2015 Land Allocations Local Plan. The allocation was on the basis that the traditional agricultural buildings on the site will be converted, and the modern agricultural buildings will be demolished and redeveloped. The allocation is for up to five residential dwellings, however, the adopted Local Plan states that this should not preclude proposals that can demonstrate that additional dwellings would not have a detrimental impact on the sensitive nature of the site. Dover District Council is currently in the process of preparing a new Local Plan. The draft Local Plan, includes a draft allocation for 5 dwellings, under reference EAS009. Although the wording as to additional dwellings has not been included in the draft allocation, the seller has requested that this wording be included into the new Local Plan. It is considered that the site could provide more than 5 dwellings (subject to obtaining all relevant permissions). FPCR Environment and Design Ltd have provided an indicative masterplan for 12 units. This provides a mix of 2, 4 and 5 bedroom houses. A planning summary is included within the data room.
