WWII former Depot with planning to convert into a large home in about 1.8 acres.

About this property

  • Originally built to withstand a bombing, gas or chemical attack, this Second World War bunker has planning permission for conversion into a substantial dwelling and an adjoining Nissen hut approx. 1,500 sq ft, to garaging. Occupying a site of about 1.88 acres, this is indeed a rare opportunity, a ‘Grand Designs project' to be created.

Planning permission was decided on 31/10/2023 by Epping Council ref: EPF/2079/22 for “change of use and conversion of Class B8 storage and distribution premises to single dwelling house (renewal of EPF/1116/16) “

The planning provides a versatile two storey detached property of around 5,545 sq ft. Internally there are five reception rooms, front and back hallways, a 15m kitchen/breakfast room, utility, and cloakroom. On the first floor the plans show a spacious principal bedroom suite with en suite dressing room and bathroom, three further bedrooms served by a family bathroom.

    Outside
At the front of the site is a former bomb vault, about 880SQFT, whilst there is no planning for this building, it could make for an office/studio/ annexe subject to planning.

The site has become overgrown, but in doing so, provides a great deal of privacy. There will be a fair amount of clearance required, including the removal of concrete hardstanding. Adjacent to the main depot is a substantial Nissen hut approximately 1,500 sq ft, which has planning for conversion. The site adjoins farmland on three sides and the access is off a country lane, with an access route through the site to the building.

    Services
It will be the responsibility of the purchaser to install all services and check existing connections.

Electricity is connected to the site. Mains water pipe has been installed from the building to the main road but is unconnected.

    Agent's notes
Please note the planning permission was approved with conditions (subject to s106 Legal Agreement). All parties should have a full understanding of their obligations when submitting an offer.

When visiting the site, please bring a torch should you wish to look in the Depot, wear suitable footwear. All site visits must be accompanied by Savills or the owners of the site.

A former second World War bunker with residential planning permission for conversion to a substantial dwelling. A 'Grand Designs' project if ever I saw one. I cant wait to see this developed.

  • The site lies on the edge of the former Matching Airfield. A former RAF station, opened in 1944, it was used by the United States Army Air Force. During the war it was used primarily as a bomber airfield. After the war it was closed in 1946. With the facility released from military control, it was rapidly returned to agricultural use and the concrete was soon removed for road hardcore. However, in the late 1980s the T-2 Hangar was dismantled and re-erected at North Weald for Aces High where it was used for TV productions, including 'The Crystal Maze' set. The Depot lies close to the former runway, now used as a public road.
  • The site lies approximately less than 30 miles from Canary Wharf and within approx. 7.5 miles of the M11. Close by, in the village of White Roding is Bretts Farm Shop and in Leaden Roding, is a country store providing an excellent range of foods whilst there is a selection of eateries and pubs in the surrounding villages.
  • The large town of Chipping Ongar has an excellent choice of local boutique shops together with a Tesco and Sainsbury's. More comprehensive facilities can be found at Epping, Bishop's Stortford, Chelmsford, and Brentwood. There is a primary school in Ongar, Matching green and Leaden Roding and the recently constructed academy school. Other nearby schools include Coopersale Hall, Chigwell, Bancroft's, Felsted and The Forest and to the north are Bishops's Stortford College and Heath Mount.
