About this property

  • Wood House is a spacious modern family home situated at the top of a private drive in the heart of the village of Wivelsfield Green. Its central location is within easy reach of the village shop, school and pub, and still gives a good degree of privacy with the feel of a rural setting because the house sits in very well enclosed, part-wooded gardens.

The house is arranged over three floors and extends to an impressive 3,300 square feet, the full extent and layout of which can be seen on the floor plan. The front door opens to an L-shaped entrance hall. Double doors open to the dual-aspect sitting room which has an engineered oak floor, French doors opening to the garden and features a limestone fireplace set with an inset woodburner; a further set of double doors opens on the other side of the hall to the kitchen and family room. Further rooms off the hall are a study and a cloakroom, and there is a turned staircase rising to the first floor.

The kitchen is fitted with a range of cream-coloured units and display cupboards with a tiled floor and underfloor heating. It has granite-effect worktops and a wide, wood-block topped, central breakfast bar. Appliances include an American-style fridge/freezer and Fisher Paykel double drawer dishwasher; the electric Aga is available by separate negotiation. The family room area has ample space for sofas or a breakfast table; the room is served by a large adjoining utility/boot room with extensive storage, a door opening to the garden, a further oven and spaces for the usual laundry appliances.

Double doors open from the kitchen and family room to the dining room, a lovely, light and bright dual-aspect room with an oak floor and French doors to the terrace.

There are five bedrooms on the first floor, including an impressive principal suite comprising a large bedroom with French doors and a Juliet balcony taking in the view over the garden, fitted wardrobes and a generous bathroom with suite including a modern freestanding bath, twin basins and a walk-in shower.

Bedroom two is an ideal guest bedroom, with its own en suite shower room; the remaining bedrooms on the first floor share the family bathroom. Stairs rise to a further bedroom suite on the second floor, including a bedroom with walk in wardrobe and a separate shower room. Also on the second floor is access to a large, part-boarded attic storage space.

    Outside
Wood House is approached via a right of way up a private driveway which opens to a newly re-tarmacked parking area ahead of the house and the detached double garage (which has access to loft storage), edged by areas of lawn and mature trees, offering ample parking for a number of vehicles and an electric car charging point.

There is gated access to the rear garden, which is mainly laid to lawn, complemented with mature trees including oak, sycamore and ash, and edged by fencing and hedging and mature shrubs and trees. An extensive sandstone terrace lies next to the house offering plenty of space for an outside table and chairs, steps rise to the lawn which extends across the rear of the house. A further expanse of part-walled garden, left to wildflower meadow with bluebells and wild orchids extends away to the north, with a central mown pathway leading to a pretty seating area at the top of the garden.

Garden outbuildings (some in need of repair) include a greenhouse, chicken run and two sheds, one with power connected.

In all, about half an of an acre.
