It can be farmed as a satellite unit having good road access to the wider region or added to an existing unit in the locality. The property is located in a productive farming area with root crops grown across the land. Vacant possession will be provided following termination of the current tenancy on 10th October 2024.
The land is in one block with access directly from Middle Fen Lane, each field benefits from its own access directly onto the highway. The land has previously been entered into a Higher Lever Stewardship Agreement, the agreement has now ended with the land in reversion to arable production.
The fields are of a good size and regular shape for modern farming practices, divided by dykes and grass margins. There is a concrete pad located in the center of the land accessed directly from Middle Fen lane, this has previously been used for storing sugar beet and other farming inputs.

The land is classified as Grade 2 on the Agricultural Land Classification Maps with the soils forming part of the Adventurers 2 soil series. These are described as deep peat soils over variable subsoils usually sandy sometimes gravelly. These soils are very productive capable of growing, potatoes, sugar beet, field vegetables and combinable crops.
The land has previously been entered into a Higher Lever Stewardship, allowing for a good entry, this autumn. All the land shall be cultivated prior to harvest.
