Description
The present installations occupy two joined plot parcels located at Estada da
Marinha at Ovar, and have the following areas (according to the matritial
booklets):
Parcel A: area of 22.910 m² - composed by 4 urban articles and 1
rustic:
▪ Vast building destined to guard house;
▪ Ground house destined to cafeteria and patio;
▪ Two floors buildings destined to industrial installations;
▪ Ground house destined to residence with garage and patio;
▪ Plot;
Parcel B: area of 7.193 m²
Both plot parcels make a total of 30.103 m².

Parcel A is occupied by the industrial installations, Support equipment's and respective access and we can consider
that Parcel B, where presently exists a car parking lot for employees, a expansion reserve of the construction and
exterior areas available in Parcel A

Specifications
Regarding the Municipal director plan (Plano Director
Municipal - PDM), the letter of zoning define that both
parcels are inserted in urban soil and in the economic activity
space class, corresponding to the specific industrial
occupation, storage and service areas; it also predicts other
uses compatible and to complement the ones stablished.
Regarding the edification the PDM predicts the following
rates:
Soil occupation maximum rate - 75%;
Soil use maximum rate – 1;
Soil waterproof maximum rate – 90%.

After the analysis of the mentioned PDM and related urban parameters, it was developed a study for the
constructive capacity for both parcels, that defines a maximum implantation area of 20.698m² and a maximum
capacity of soil utility of 27.755 m².
According to the mentioned PDM, the existing installation have an increase potential of its constructive capacity
both at the level of its implantation are and at the level of the new interior pavement or the increase of its
edification volumetric (to the height limit of 12m defined by PDM).
