About this property

  • Westwell is a deceptively spacious family home in an edge of village setting, which has been transformed by the current owners to provide contemporary, well-presented accommodation whilst retaining a wealth of character features and charm. The versatile and light accommodation has been sensitively improved and benefits from generous ceiling heights.

There is further potential at the property, in particular for an annex.

The hallway leads to a very spacious sitting room, which provides a light and versatile space with door to the garden and impressive stone fireplace with woodburning stove. This opens into a generous dining room, ideal for entertaining. The wonderful kitchen / breakfast room has been transformed by the current owners to provide a breath taking triple aspect room, with fitted base and wall units, island unit with breakfast bar, Alpa range cooker, window seats, exposed beams, door to the garden and ample room for seating. There is also a downstairs WC.

On the first floor is a wonderfully light and spacious principal bedroom with a dual aspect, a useful walk-in wardrobe and a generous en-suite shower room with substantial eaves storage. The second bedroom is also light and spacious with a dual aspect and in-built cupboard. There is a further bedroom on this floor and a modern family bathroom.

The second floor provides a fourth double bedroom / office with lots of storage and a room with further storage, which has the potential to be converted to provide another bathroom or be used as a study/dressing room.

The property also benefits from a double carport and store with a room above, which is currently used for storage, but has the potential to be an office / fifth bedroom, subject to any necessary consents.

A terrace runs along the rear of the property providing a tranquil spot to entertain.

The garden runs around the property and features lawn, flower beds and an impressive wild flower bank.

I was really impressed by the light and spacious feel at Westwell. It has been sensitively transformed by the current owners to provide a very special family home. I love the village of Epwell too and the fact that it is in the Stratford Grammar school catchment area is a real bonus.
