    About this property

    • The Old Vicarage as the names suggests is a property that was a former vicarage that has been extended and re-configured over time to provide a family home. It is situated in an elevated coastal position enjoying stunning ever-changing views over the estuaries of the River Taf (that flows past Laugharne), the River Towy that flows past Ferryside and the River Gwendraeth that flows through KIdwelly and their meeting point with the expanse of Carmarthen Bay. On a clear day one can see the Pembrokeshire and Gower coast. The property offers generous modern accommodation space with the scope to add a fourth bedroom on the first floor if required (stp – subject to planning). The property sits in large grounds and gardens of about 1.28 acres (stms – subject to measured survey) with no near neighbours. The regional railway line runs below the property along the coastline.

      Accommodation Ground Floor
Double doors lead into an entrance porch that then leads into a large reception hall with doors leading off to the principal reception rooms. On the left is the large drawing room with bay views and an open fireplace providing a warm focal point. A door leads off on the right of the hall to the living dining room room that again has Bay views and a cosy wood burning stove. Double French doors open off to the conservatory that also enjoys sea views. A further set of double French doors open off the living dining room to the kitchen area that includes smart fitted cupboards, a large cooking range with extractor hood over, dishwasher and Belfast sink. Adjacent is a separate utility room with a cloakroom off and door to outside.

Further along the hallway are two ground floor bedrooms, one with fitted wardrobes and an en suite shower room. The ground floor is completed by a family bathroom with a corner bath and separate shower.

      First Floor
Stairs rise up from the reception hall to the first floor accommodation that includes a third bedroom and a useful large landing storage area that would suit use as a study/reading area. There is the potential to adapt this space into a fourth bedroom with a velux, dormer gable window or gable end window adding light (stp).

      Externally
The property sits in generous landscaped grounds and gardens of about 1.28 acres (stms – subject to measured survey) and includes a large gravelled gated driveway, large lawned areas, mature trees, bushes, shrubs, flower borders, large patio sun terrace to enjoy the views and for alfresco dining. There is also a useful garage/workshop. There is ample parking and turning area for several cars and space to store a boat and trailer etc.

This property is situated in a stunning coastal spot. I love the ever-changing estuary and Bay views.
