About this property

  • Snows Farm has undergone extensive works in recent years and has been transformed back from two cottages into a charming farmhouse. Inside, all the ground floor rooms enjoy a southerly aspect out over neighbouring farmland and the pretty front garden. There are plenty of character features throughout with impressive fireplaces, exposed Thorverton stone and beams alongside two recently added timber porch's.

The triple aspect kitchen/breakfast room with underfloor heating is clearly the heart of the home and is centred around the Heritage range cooker – perfect for family life or entertaining. There are a wide range of base and drawer units and ample space for a generous breakfast table. Adjacent to the kitchen/breakfast room is a cloakroom and the family room with a impressive fireplace and woodburning stove, again this room enjoys a pretty vista. The sitting room is of particular interest with generous proportions, exposed wooden beam and another imposing fireplace with stone hearth and woodburning stove. Further accommodation on the ground floor includes a useful utility room with a back door leading out to the rear of the property.

Stairs rise to the first floor where there are five bedrooms, a family bathroom and also a shower room in total. Four of the five bedrooms all benefit from a southerly aspect over beautiful countryside whilst the fifth looks out over the grounds and gardens.

    GARDENS AND GROUNDS
Outside is just as charming with a very pretty approach off the road onto a generous driveway with ample parking. There is a pretty front garden alongside a further garden the wraps around the property where there are a number of established trees and shrubs as well as a pond attracting an array of wildlife. A private patio is directly outside the back of the house and can be accessed via the utility room if desired.

Beyond the gardens are the paddocks, one of which benefits from road access as well as a detached barn with log store measuring 14.87m x 10.06m. The land continues behind the house where there are another two paddocks and a recently planted woodland. In total, there is about 6.78 acres and from the top of the land there are superb views back towards the house and beyond. Further outbuildings include two single garages and two stores providing valuable storage space.

An agreement is in place for part of the land which is on a nine year agreement from 2019. For which monies are received and an understanding that the land will be restored to its original field status at the end of the term. Further details are available on request.
