AN OUTSTANDING GRADE II* LISTED PERIOD BUILDING, REQUIRING MODERNISATION, WITH PLANNING & LISTED BUILDING CONSENT TO CREATE AN EXCEPTIONAL FAMILY HOUSE.

About this property

  • This fine Grade II* listed house was constructed in c.1881-84 to designs by the renowned Victorian architects Sir Ernest George and Harold Peto. The property comprises an impressive, gable fronted building, with five storeys, plus a lower ground floor, designed in the Dutch colonial style with terracotta bricks and ornate stone facings. The property is built of traditional construction with a distinctive brick elevation and stone dressings, arranged under a pitched and terracotta tiled roof. It has mullioned windows transomed with leaded lights. The architecture is of an elaborate late Victorian design. The building is understood to have been constructed as one of ten houses probably comprising some of the first major dwellings located in Harrington Gardens.

Outside, there is a lightwell to the front of the property, with access to some under pavement vaults. There is a passage at the side of the building, which leads to a rear terrace that backs on to the communal gardens to which the property enjoys access.

The existing approximate Gross Internal Area is 1,093 square metres (11,771 square feet), including the vaults.

The property is located in the Royal Borough of Kensington & Chelsea.

Planning permission and listed building consent was granted, subject to various conditions, by RBK&C on 2nd March 2022 (Planning Permission Reference: PP/21/04411) for a change of use of the building from an office (Class E (g)(i)) to a single family dwelling (Class C3), with associated internal alterations. This consent is valid for 3 years from the date of the permission. The permission expires on 2nd March 2025 (unless implemented).
