About this property

  • This substantial family home was built by the vendor in the 1990s and later extended in 2011/2012 to create a fabulous residence affording space and versatility throughout. The property sits within 17 acres of land including expansive gardens, paddocks and woodland and an idyllic lake, with equestrian facilities which have great potential for expansion if desired. The property has a rural feel and offers wonderful views over its own grounds and towards the Lincolnshire Wolds, though is just moments away from the village of Nettleton and under three miles from the town of Caistor. The house is beautifully presented throughout and features premium additions such as a bespoke oak staircase with matching internal doors and door frames, Amtico parquet flooring, zone-controlled central heating and underfloor heating throughout much of the ground floor and a contemporary kitchen with NEFF appliances.

The accommodation extends to almost 4500 sq ft across two floors and is well planned throughout, accessed via a welcoming entrance hall which leads to the three reception rooms, including a formal sitting room, a 29ft dining room and a fabulous partially-glazed family room with bifold doors opening to the garden. The latter is open plan to the modern kitchen, which is dominated by a central island and has a good amount of storage. Also on the ground floor is a study, utility room and cloakroom with w.c. Upstairs there is a principal bedroom with dressing room and en suite shower room, four further bedrooms, a bathroom and a shower room. With its own private staircase is a games room above the garage, which has good potential for conversion to additional living/sleeping accommodation if desired.

The house is set within expansive and varied grounds, including gardens, grassland and woodland, including a large lake. The secluded gardens wrap around the property on all sides and are landscaped to include lawns, vegetable gardens, mature trees and a large paved terrace adjoining the house which is ideal for entertaining. There is a substantial driveway to the front which has parking for a number of vehicles, as well as two attached garages

The property is ideal for equestrians and further benefits from a stable block with two looseboxes and a tack room, with an adjoining tractor shed ideal for horsebox storage or as a hay/feed store. The grassland is ideal for grazing and there is enough space for hacking on the property's own land and within the local area, which is on the edge of the Lincolnshire Wolds.

This is an incredible hidden gem and the kitchen living room is fantastic, especially with the bifold doors open and the views across the lake
