About this property

  • 1 Old Hall Farm is a comfortable rural home, part of a small collection of barns at the end of a long drive set amongst unspoilt countryside, yet with the convenience of the bustling market town of Aylsham within a couple of miles.

The barn has an excellent layout, with the focal point being a superb open plan kitchen/dining/living room. This bright and airy space, with an almost entirely glazed south-west facing gable end providing fine views over the gardens and meadows, measures 9.5m x 5.6m and comprises a kitchen/breakfast area and comfortable sitting area. Complete with four oven Aga, and bespoke units, the room has vaulted ceilings to accentuate the space that's enjoyed, and glazed doors out to the gardens and outdoor seating and dining area. Off the kitchen is an incredibly useful utility and storage room.

At the opposite end of the house is a charming sitting room, with wood burner adding to the atmosphere of this comfortable room which is dual aspect and with direct access to the gardens. Completing the ground floor accommodation is a study and useful shower room and WC.

There are four bedrooms on the first floor and all are double rooms. The principal bedroom is the most sizable, with a triple aspect, built in storage and door out to a balcony with outstanding views over the meadows, a delightful area to sit and enjoy as it is perfectly orientated for all day sun. The remaining three bedrooms all enjoy fine views of countryside, with a family bathroom conveniently located in the middle of all rooms.

    Outside
1 Old Hall Farm is approached via a long shared driveway, spurring off to the private parking area for the barn. At the front of the house is an enclosed garden, framed with post and rail fencing, with pedestrian gate and path to the front doors.

The majority of the gardens are to the south-west of the house. An initial paved area adjoins the house, with access from the kitchen, sitting room and hall. This area makes for a great outdoor dining and entertaining area perfectly positioned for afternoon and evening sun.

An initial area of lawn drops down steps to a larger expanse of lawn that sweeps away from the house to the neighbouring meadows, with a new mixed hedge on the eastern boundary. Within the garden is a further paved area currently hosting a seating area with fine views of the meadows, herbaceous beds and a large garden shed for storage of equipment and workshop.
