Rare opportunity to purchase a mature Christmas tree plantation
Located just west of the Malverns the land at Storridge lies in a pleasant location on the Worcestershire/Herefordshire border in the Malvern Hills Area of Outstanding Natural Beauty (AONB).
The plantation at Storridge comprises about 20.58 acres of productive level land with a crop of growing and mature Nordman fir Christmas trees.
The vendor estimates that the plantation extends to approximately 23,300 trees. The trees have benefitted from seasonal maintenance including de budding, pruning and shaping.
Whilst a significant stock of trees remains on the land, there has been harvesting and some replanting on an annual basis. There is still ample area to allow for future replanting and rotational harvesting.
Whilst the vendors would prefer a freehold sale to include the growing crop of trees they may consider offers solely for the freehold sale subject to a holdover of 2 years to allow the harvesting of the standing crop of trees.
Wayleaves, Easements & Rights of Way
The property is sold subject to and with benefit of all rights, including rights of way, whether public or private, light, support drainage, water and electricity supplies and any other rights and obligations, easements and proposed wayleaves for masts, pylons, stays, cables, drains and water, gas and any other pipes, whether referred to in the Conditions of Sale or not.
It is understood that the right of way to the land is over a third party ownership that is unregistered.
A number of footpaths cross the land.
Malvern Hills District Council
It is believed that a small section of the land lies within the administrative area of Herefordshire Council.
Sporting, Timber & Mineral Rights
In so far as they are owned the sporting, timber and mineral rights are included in the sale of the property.
