    About this property

    • 27, Rockhaven Gardens was constructed in the 1970s and has been extended to create a spacious family home. A glazed front door opens into a wide, oak floored hall and from there into the sitting room which overlooks the front garden on the west facing aspect. A wood burner adds cosiness to this light, airy room.

The kitchen /diner is a large room with patio doors opening to a paved terrace and the private rear garden. The spacious kitchen is fully fitted and the dining area would accommodate a family-sized dining table. Adjoining is a utility/laundry room with in-built storage and the back door to a path to the garden.

Four bedrooms lead off the hall. The principal bedroom has a nicely tiled en suite shower room, fitted wardrobes, the boiler and airing cupboard, and overlooks the rear garden. The other three bedrooms have the view over the front garden and are all doubles with two having large, modern wardrobes. The family bathroom is spacious, has contemporary fittings, and is attractively tiled.

Recently decorated it has the advantage of morning sun to the rear and afternoon/evening sun in the front. There is double glazing throughout, the loft is fully boarded and insulated.

The garden is level and lawned with mature trees and hedging for privacy. There is a garden shed, in very good order with maintenance free cladding. An annexe has been built with its own entrance path from the drive and outdoor seating screened by a fence from the main garden, providing independence and privacy. The accommodation is a double bedroom with a wooden beamed ceiling and wood-clad walls, with a separate shower room and large sink, useful for rinsing wetsuits and beach gear.

    Local information

    • Rockhaven Gardens is a popular residential development and a cul de sac with no through traffic, easy to locate in relation to the landmark Pityme Inn at the upper end of the Rock Road.
    • Rock is busy for much of the year with yachts, dinghies, water skiing, kayaks, paddle boards, and each summer hosts a schedule of sailing competitions. The beach is long and wide at low tide, good for swimming at high tide, with easy walks to Daymer Bay, Polzeath and beyond, on the South West Coast path.
    • The natural beauty of the estuary is enhanced by the abundance of wildlife, with frequent sightings of dolphins in the summer. Where the estuary opens out to the Atlantic, Stepper Point shelters the approach into the harbour at Padstow and to the moorings at Rock. The Rock to Padstow ferry operates all year round, with a trip taking only a few minutes.
    • The beautiful championship links course at St Enodoc Golf Club attracts golfers from far and wide and sea fishing enthusiasts can join day long excursions from the pontoon.
    • Rock is also a haven for food enthusiasts. Paul Ainsworth, at The Mariners, sets a very high standard, with other restaurants also serving top quality sea food and local produce. The village has a primary school, two churches and family-owned businesses including a boat builder and chandlery, petrol station, supermarket, fish and chip takeaway, bakery, butcher, fish shop, art gallery and the luxurious St Enodoc Hotel.
